With the 36k students that they have, this will be sold out before the building is 2 months past its completion.
It will be interesting to see that get absorbed. I know that there is going to be some older dorms torn down on west campus for rebuild, but thatâs going to be a multiyear project I presume. That will create some demand. I do like that they are putting more students in the walk shed. All of those student projects south of campus and NOT walkable donât give the students the same experience.
I think you can bank on this not getting approvals for 800 units. 800 beds maybe but for 800 units theyâd need at least 10 stories. That would be more units than Hub, which is right at 3.7 acres, 1 more than this site. TBC Iâm not saying it shouldnât be allowed, just that the likelihood is low.
But student housing is just housing, and more units is only a positive. If this means a few lower end student housing developments elsewhere fold, then theyâll just have to sell and redevelop or retool.
I donât believe beds or â2000 unitsâ were ever mentioned for Hub on Campus anywhere in the development portal. This could possibly be a typo or these will all be studio apartments. Hub on Campusâ âMurphyâ Studio is ~370 sq ft.
This would be fine. Lots of retail on Hillsborough that sometimes struggles to stay leased, as well as Cameron Village. Itâs 500 feet from Target and less than a quarter mile from Harris Teeter. This area is probably the geographically best spot for student housing.
How many hundreds and hundreds more residents in this area before we stop saying this though? lol
Does every street in Manhattan have retail? Heck no. Not even close. Retail concentrates on the avenues. This is healthy.
This district needs more full time residents to support the retail square footage that already exists.
I am disappointed that there is no retail at Hub and Signature 1505, which are both on Hillsborough itself. It is not the end of the world but most buildings on Hillsborough should have retail.
For spots like this, though, on a side street? Completely optional. Leaving it out bothers me 0%.
I agree that this area can support more density due to its advantageous location between the village district and NC State/Hillsborough. I seriously looked at moving to this corridor a few years back, but the price of what I was looking at spooked me ($1M), and the size of the townhouse was ridiculously large for my needs.
The retailers on Hillsborough also need non-student patrons. The corridor is too quiet in the Summer and during school breaks. Iâd like to see both student oriented and non-student oriented housing options here.
Drove by Hub on Campus today, can sadly confirm there is no retail frontage on Hillsborough St.; just a large public space.

Village District is a few blocks directly north on Woodburn. I think that theyâll be fine. Also, I donât know that Iâd call that stretch of Hillsborough a high street of sorts. West of there, yes. The downtown proper stretch, also yes.
Sheâs a thick building. To think that neighbors would prefer this over more slender tall buildings.

Agreed. Back when I was in school in 2013, I heard rumors of a push for a new building on Centennial where business majors would have something similar to engineering - freshman/sophomore largely on main campus - a blend of both junior year - and then on Centennial for senior/grad school.
I like Kilgore, but the lower levels were really showing their age the last time I was there - and would personally love to see a new business building there on Hillsborough St. next to Nelson Hall.
