seems Greenshields was one of the first draws for suburbanities to venture downtown. I remember dragging my family down there, lol. ---

I’d love to see the city market area be expanded and increased in density. I can see multiple brick colonial styled buildings with 2 stories worth retail and 5 stories for apartment/condo space. ---

Next week, City Council [will talk about](http://go.boarddocs.com/nc/raleigh/Board.nsf/goto?open&id=C48ERJ3BB248) a new strategy for rezoning the city-owned parking lot between Moore Square and Bloodworth St. as well as the surface parking lot next to City Market. This move follows the city’s [disposition strategy of city-owned land](https://www.boarddocs.com/nc/raleigh/Board.nsf/files/AQXVX4751386/%24file/20170912WorksessionPLANHRADowntownDispositionStrategyReportFinal.pdf) that Leo [wrote about a long time ago](https://dtraleigh.com/2017/10/strategy-forming-over-uses-of-city-owned-land-in-downtown-raleigh/). This is the “Moore Sq. East site”… ![image](https://d3tmycllq5yp1y.cloudfront.net/original/2X/7/7a88f164de18b47b00c606fe8c8f0bf62ee91253.jpeg) …and here’s the “City Market site”. ![image](https://d3tmycllq5yp1y.cloudfront.net/original/2X/a/a5d9ecd20f652663b431e797ddb12ead670155a3.jpeg) The Council [already voted to upzone the “City Market site”](https://www.bizjournals.com/triangle/news/2021/05/20/raleigh-aims-to-sell-downtown-land-to-fund-housing.html) so it could have buildings with up to 12 floors. This discussion will tie that together with the city’s goals on affordable housing as well as developing the Moore Sq. East site. Staffers suggested a plan to eventually lease the Moore Sq. East site to a developer and get 120+ affordable units targeted for \> 60% AMI (and at least 10% of that aimed at people making 30% AMI). The City Market site, on the other hand, is envisioned to be sold so that its proceeds go to the city’s Affordable Housing Fund. If this happens, it means the City will get to have more affordable housing units, make more money to fund them, _ **AND** _ give new developers a chance to build (slightly) taller around City Market! ---

I’d love for the buildings beside city market to be brick buildings to make them fit in with the rest of the buildings. Overall, I love these plans and look forward to seeing construction in the future. ---

Nothing really new here, but TBJ just ran a story about the city owned properties in the block east of Moore Square. Wants 20-story market rate housing on the Person Street side, and affordable housing on the Bloodworth Street side (currently zoned for 12 stories, but wanting to upzone to 20). Rezoning will run concurrent with the city owned City Market property rezoning (I believe that is up to 12 stories also for affordable housing). RFP will be sent out following rezoning approval (TBJ mentions rezoning could be approved as early as November). The existing City Market buildings are not threatened. They’re protected by historic preservation laws. IMO, a low-rise quarter surrounded by much taller buildings can also be awesome; that was the original vision of many of City Market’s 1980s “festival marketplace” peers, like South Street Seaport in Manhattan or Fanueil Hall Marketplace in Boston. That amount of retail requires a lot of foot traffic, which means a lot of nearby density. ---
