Lincoln Theater-Pope House block

It’s already taken a big step from 5 years ago. I am saying give it another 5-7 years and you will see a huge change on this side of town.

Tidal parters wants to break ground on another project on 512s South Wilmington st!

This is definitely interesting, but how do they plan to start in 60 days when nothing has been done for permitting, ASR, demolition, etc. Or did this community just completely miss all of that? That seems unlikely. Some of you are wizard detectives for that kind of thing.

Another 20 story building? I guess up is better than out.

not sure the review status but I know they have made advanced filings. Start work could also mean bulldoze the parking lot or something lol

Yeah I was thinking they could start some type of site prep at least. I just hadn’t heard anything about permitting yet.

No everything about this one has been shared in the forum but this is the wrong thread. It’s like 400H, designs and everything were finalized a few years before they actually started. But those plans held and it’ll be the same for this project. The plans haven’t changed. This one has a lot of retail which is exciting.

They’re through site plan approvals and have building permits submitted

Ok well that’s a lot more exciting. I guess this is one that took long enough that it fell off my radar. Exactly like 400H actually! (Though reading back in this thread, I see we talked about it a little back in June and also February.)

I agree about the retail. It’s great that the Lincoln Theater will remain but actually be surrounded by activated uses instead of desolate surface parking lots.

This is exciting.

@JLambertMelton any ideas what the City of Raleigh plans to do with the lot owned beside the Omni and diagonal from the Linlcon Theater - Pope House block?

This conceptual rendering was shared awhile back when the city was trying to partner with a developer for office and residential. I would love an actual building looking like this to get built, but I believe it fell through when office demand dropped during the pandemic.

Sigh.. my hope is that the value of this lot and adjoining new development (Omni/Lincoln Lot) have made these types of developments much more practical and appealing for a developer.

Both this lot and the lot where they’re building the Omni went out as an RFP. Omni lot was for hotel this lot was for office/housing. At the time, there was no interest in the office/housing (no viable proposals submitted) so city proceeded only with hotel lot and selected Omni. This lot is now being used to support Omni construction. I assume when Omni construction is done, the city will try again on this lots.

Here is the 521 S. Wilmington site, for what it’s worth. Not sure how current it is.
