I’m wondering if they’ll be closing the Dick’s sporting goods further up on Glenwood. Unfortunately I guess this seals the fact that the mall will not be getting redeveloped anytime soon. No tower out here. I’m also not that sad though either. It’s definitely not a bad addition. It’s better than a seasonal Halloween or Christmas store.
Forever 21 is closing in the mall. I’m wondering what else they can get in.
I would say the Dicks up Glenwood would close and that kind of retail space would be easier to fill. Dicks has taken a lot of anchor spaces in malls in the last few years and they have been pretty successful with it seems.
The fact that the Sears space is getting filled is comfort enough. The vacancy has been a huge black eye for the mall, so getting filled means there’s enough desire to still operate at Crabtree. I don’t mind that it’s Dicks either since it sounds like experiential retail which is critical to get people in the door.
What I do wonder is how this continues to impact Crabtree in terms of upper-midscale, high-end retailers. At one point, Crabtree was the place to operate, but with North Hills, and now Fenton, it is clear that Crabtree is not the only game, nor is it the best game in town. I’d say for folks wanting a “luxury” mall, North Hills is the big dog. But, Crabtree is still the overall big dog for retail. Think of the Twin Cities – Mall of America is a major tourist center while the smaller Galleria in Edina satisfies the luxury crowd.
As long as the Apple Store is at Crabtree it will remain at the top of the heap for local retail sales volumes
Fenton is far off from being a competitor of NH or Crabtree to be completely honest. They may be considered for a second Raleigh-area location for brands, at best.
That north side of Pleasant Valley Promenade is getting redeveloped into vertical mixed use anyhow.
“vertical” is doing a lot of work here. Prob just 6 story cheap luxury apartments. Also mixed use? – maaaaybe a few retail spaces.
Checked the plans and the apartments are single-use residential.
But the two phases total 700+ units with a new grocery (in the current “promenade” in the front, with the rug store and Starbucks); that’s on the scale of Smoky Hollow, and it’s on an infill “grayfield” site. It’s a good project that deserves to be replicated, rather than disdained.
I’ve been to one of those new Dicks concepts. Basically it’s a way to keep people coming to brick and mortar stores who would otherwise order sporting goods online. Compared to a regular Dicks, they offer more repair services and throw birthday parties, and you can test out certain items on their turf field. But the stock is pretty much the same, maybe with a roomier layout.

This is the site plan for phase 1, 351 apartments. I have not seen anything about a phase 2 with a grocery store.
While I’m no fan of these sorts of buildings, I’m all for reimagining giant strip centers with housing to slow the push past existing edge development.
Right, and that’s exactly WHERE these sorts of development should be going, leaving the immediate downtown area for taller, denser, more mixed-use buildings (if only…)
As for whatever is coming for Phase 2: The yellow is the footprint of the apartments in Phrezoniase 1, the red is the total remaining area that was rezoned to CX-5 back in 2022.
I kind of hope they don’t touch the 2-story portion (which is outside of the rezoned area). It’s one of the most exceptionally 80s developments in all of Raleigh and somewhat nostalgic for me. I definitely realize that my feelings are not a reason to hold back from redeveloping something, but anyway.

Here’s a two-phase Pleasant Valley Promenade site plan from Kimco. The assumption then (two years ago) was that Dick’s would remain.
The two-story part at the southeast corner has never really been well-tenanted; it was kind of a food court early on. The anchor box at the end has been pretty much empty since Beyond closed in 2020.
Dick’s is in the former Phar-Mor / Lechmere space.
