Condos!!

Sadly, and as evidenced by that aerial shot, the adjacent SFHs are limited access and nearly everyone will still end up driving to this close-by retail.
To address the
that I received, let me explain
The adjacent single family neighborhood does not engage the development of North Hills east in a way that encourages folks to easily access it by foot. The neighborhood is limited access. This is unlike adjacent SFH neighborhoods around various downtown districts, and even SFH’s around places like NC State/Hillsborough and the Village District where streets out of these neighborhoods feed walking traffic into them from various places and directions.
I live in this neighborhood and we do walk down to NIHD. But it for sure could use some connector trails between Dartmouth Rd and St. Albans. There are a couple of unofficial cut-thru trails, but they are hidden and overgrown. Would not take much to make some official pedestrian / bike connectors in a few key locations.
Since we’re asking for connectors. I would love a quick rail track from the CSX Norlina Subdivision track, past Duke Raleigh to North Hills. A nice easy connector to DTR and North Hills.
Like you, I wouldn’t ever let the built environment obstacles prevent me from walking, but I don’t think that we make up even a majority. Ideally I’d like to see Rockdale and Woodside connected as streets with sidewalks, but I’d suspect that many neighbors would resist that. Let’s at least get some nice sidewalks and bike paths paved for better pedestrian connection!
Unfortunately, I don’t think Kane sees making those connections as economically feasible, unless they have a greenway plan which would allow for those connections to be made. Property values would skyrocket if that ever happens, but I’m sure there’s people in that community that think the opposite would occur.
Not sure which site you’re talking about. 401 and 341 St Albans are both Kane.
I went to imaps and the land on the other side of St. Albans shows owned by the city of Raleigh.
That’s weird it shows as North Hills Master Developer for me, maybe a layer issue
Not sure where you’re getting that cause iMAPS says they are owned by Kane as @mike stated
Isn’t this the gully where the stream goes?
Yes - there is a gully / sometimes creek that goes through there that would need a footbridge. One of the cut-throughs has a short rickety bridge but it would need to be redone. The construction workers cut through there as some of them park on Rockdale and then cut across to the new tower being build in NH east.
imaps shows it as Big Branch.
hope they go taller on that adjacent lot
The Lifetime Living project (or whatever it’s called) at the Exchange looks like it’s about to kickoff. Hard to see in this pic but the auger trucks have arrived and they’ve fenced off the area.
Plans are up, 7-story condo building with what looks like 1 retail space on the corner of Church at North Hills and St Albans. Kinda reminds me of the Dawson Condos.
I’m not as all-in on height as some and think this is fine. The grade on Saint Albans should make it feel a floor higher from the street. Plans are kind of generic so will really depend on quality of materials imo.
The envision creating a walkable area where you can spend the day. Which is nice… But where can you park all day and not get a fine?
