1.76 acres is ~76,600 SF. R-10 in transit allows one apartment for every 800 SF of land area.
Aw man, I was excited to see some changes on that lot, but yeah this is basically nothing.
I missed the initial teardown but it looks like they kept the bones of the structure intact. So maybe this was a lower cost way to facelift, kinda like a to-the-studs renovation. IDK if that’s a thing.

Inspired by this and many comments on this thread (and the fact that it was the only theater showing Anora), I decided to call up a friend and check out the Fenton Paragon last night.
…the theater was broken, so all I got a refund minus tax and a pass to see another movie.

i lived on an acre lot on clarendon cr in the late 70s. if the BRT is inevitable…i still wonder about it, I guess make some higher rise stuff, likely affordable housing, one lot deep along new bern perhaps. limit parking spaces so as to not increase traffic thru longview gardens and make more housing for the needy. back then even my family used the transit system in Longview and we regularly took bicycles to the Longview shopping center…1/2 mile to the grocer, franks pizza and drug store on a neighborhood street. it was easy. we only had to cross new bern which then wasn’t a challenge.
I’m thinking this development will not be for “the needy”. While Raleigh surely needs more affordable housing for those well below the average wage index, I am not sure this rezoning will provide that housing. I would think development on the proposed lots will be market and higher.
As a current resident, I believe we need both in the area. I am not against New Bern Ave being a home for those who can afford market and higher and a mixture of housing for those that are in the game and trying to make it. I am against New Bern Ave being known as solely the place for those that are struggling. I can afford to live someplace else, but choose to love this community and welcome any development that offers a forward step to being MidTown like!!
i dont desire that image for new bern either…i guess I meant as being on one of the brt routes to me seems more of a different paradigm than other portions of the city where affordable units might be integrated in a different way or with a greater percentage.
This proposal has been on the city’s public input site for two years with no action, so I emailed the city today to ask for an update on why it’s been stalled:
“As of last week, Z-73-22 was administratively withdrawn due to inaction from the applicant.”
Well crap. Digging deeper on the portal I then find a note where it looked like the city requested additional materials/info from the applicant right after the application came it, and it went unanswered.
I wonder what the heck is going on at Atlas Stark, then.

Yep, I found it through Googling the exact address. @jb50 you scared me for a second They have a counter in/near Gussie’s but they’re likely* expanding their operations to this location.
* I already DM’d them about it and got a vague but positive response.
This is more toward Retail/Restaurant News at this point I suppose, but I’m very excited about this development as a neighborhood resident. First walkable coffee that’s not a gas station! There’s basically no parking available, but I’m hoping there’s enough community demand for them to succeed. I know I’ll be there on the regular as a remote worker.
Clarendon Crescent rezoning is approved. Nice win for BRT zoning expansion, in a good location.
