Wake County EDC put out their new Metro Comparisons and it compares Raleigh to Austin, Atlanta, San Fran, Boston etc. Basically a comparisons between other tech centers though I think the Austin and Atlanta are the biggest competitors. https://raleigh-wake.org/business-advantages/raleigh-metro-comparison

Apple announced $500 billion in US expansions. Apple mentioned the data center in Catawba County, but didn’t say anything about the plans for the hub here which was paused last year. I think that makes it safe to say nothing will be happening on that anytime soon.

Yes just continued hiring in their 2 office locations one in Cary and one in southern Durham county outside RTP. I count 41 openings in Cary https://jobs.apple.com/en-us/search?location=cary-CRY

What’s the current office vacancy in DTR? How much of that is by class? How much of it is brand new? 1 & 2 Glenwood and 400H are the only office buildings I know that are recently completed. 150 Fayetteville is being renovated, but to what end? It’s a 30-year old building.

North Hills just built most of the new office space in the city, so it is the cream of the crop currently. Makes sense that they locate there. With the way things are going economically, I doubt office is getting built for the next 5 years unless it’s already broken ground.

Egnyte in the PNC building is also moving all employees to North Hills soon.

UncleJesse’s post above isn’t too far off…Egnyte factored in crime and employees being harassed while coming/leaving the office.

400H is brand new best in class space and still almost totally vacant. Covid and the related byproducts set downtown Raleigh back 40 years.

according to the Triangle Biz Journal SPACE 1q2025 the 2 markets and their vacancy:
Six Forks Road (includes NH and beyond) 14.33% vacancy, absorbed space over +332,000 sq ft last year.
Downtown Raleigh 15% vacnacy not too much different absorbed space last year -108,000 sq ft meaning more tenants moved out of downtown than moved in. Of course does not count any city or state owned office space.
The North Hills buildings new ones are higher priced than downtown but include free parking.

@StreetviewRDU Egnyte is moving their employees out of downtown because of crime and their employees being harassed when walking to the parking deck near the Moore Sq bus station. Hopefully that helps clear up the confusion.

It not gonna get better as a recession is possibly near.

“Because of crime” y’all have no idea. We have one of the safest downtowns, have for a while. I don’t understand playing that rhetoric here when you can take it to Reddit. I’ve read the stories and I get it. But what does promoting it here do? Seriously, there’s no point at all. Would love for everyone to give this up frankly

I know “we have one of the safest cities”. I’m personally not touting that downtown is unsafe. I have said the exact opposite in this forum forever. However, this is from the company itself and its employees.I have friends that work for the company and these statements about moving out of downtown come from their management.

Not everything is false and just people posting nonsense on Reddit. Grow up.

“But what does promoting it here do”? A quick reminder this is the “Business Relocation/Economic Expansion” thread. It has everything to do here. We’re losing a company that is about to IPO and leaving their downtown location that they have occupied since 2019.

I feel it’s their loss. Downtown is far more interesting and walkable than North Hills.

Downtown is going to have to prove that it’s got its :poop: together on the things that matter to the marketplace before it’s going to be seen as desirable again.
I say that the easiest path for downtown to follow to greatness is through continued urban neighborhood creation; it’s where the momentum is. Let’s stay laser focused on creating excellent experiences both day and night for residents and visitors, clean up our recent crime issues, and return the city to its long legacy as one of America’s safest cities.
Housing under construction, ready to break ground, on the drawing boards and proposed continues to shape downtown’s future, and entertainment projects like the new RedHat are infusing energy. Infill projects like Garden West are bringing energy to unexpected places, and long quiet storefronts are starting to get tenants.
