The wife and I made a day trip to Sam Jones BBQ in Winterville (just outside Greenville). Great food!
One of the mangers said they’re hoping to open the Raleigh location in October.

It’s a pop-up - they’re going into the RTP container development - Boxyard - but using a commissary kitchen here while Killjoy is SOL. Had the BBQ pork belly burnt ends, deviled egg potato salad and their take on elote the other day for lunch. It’s solid!

That’s awesome, but RTP is kind of a weird place for this “destination retail” development. Something like this around the “Iron district” near downtown would be so cool.

Things are changing somewhat, especially after 5pm on weekdays. The Frontier (about 100ft away from where this is planned) has events pretty frequently around 6-7pm that can get really crowded. And there’s almost always a brewery serving drinks at those. This stuff will mostly serve as a convenient alternative to going to a mall or downtown for people who work/live nearby, but that’s a fair number of people, especially as compared to the current options, which are few and far between.

I actually think RTP is ripe for dense mixed-use development, even more so than NH. It’s right on 40 in between Raleigh and Durham (and CH). It’s 8-10 miles to get to the nearest mall, and even further to both DT Durham and Raleigh, but has lots of good jobs with well-paid commuters, many of whom I’m sure who would like to cut down on their commutes times.

RTP will probably go like Tysons Corner in the future. Lots of mid density urbanization.

Maybe, Tysons Corner also has a skyscraper taller than our PNC Plaza in the works. We will be out sized by Tysons Corner as a whole soon.

Hope we can get our next tallest this decade.

I’m hopeful that Grubb will make the Iron District have some ‘funky’ elements and that they’re listening to the call for smaller commercial spaces that have echoed around this board…but, we’ll see what unfolds in this brave new world…

I hope so! I would die if I could open a shop in a small-scale retail space with a couple other retailers. And the Iron District is (IMO) the coolest rising district in Raleigh.
