Smh , What is going on in Raleigh with the mediocrity? This is prime real estate off a future BRT Line. I Hope Melton and Silver especially push back hard on this project.
If you read back a little, you’ll see that this is the immediate plan. Their second phase plan is to redo the entire thing into a little Fenton or something. The chances of them actually following through on that are probably about the same as BRT ever getting built there, so it sounds perfect to me.
Literally the only thing I’ve ever seen them do is reposition this cluster of buildings on Ramseur St in Durham into a pretty vibrant area containing Mezcalito, Aaktun, and formely Lonerider Brewing. But all the heavy lifting there was from the businesses that moved in; I’m not sure what CityPlat even did… their site plan submission was just generic images of industrial-ish adaptive reuse requiring very little vision or execution lol. Maybe they added a couple ramps, decks, a garage door or two, and some paving in the courtyard.

I feel special because we got to bring back the special emoji. The rest of you with various favorite emojis will just have to wait for the emoji gods to rain down and bring back your favorites. I’m amazed local reporters even cover their press releases anymore. Absolute drain on this city.
One of their partners popped up in the comments of the Raleigh Magazine IG post on the K-Mart plans and mentioned that they weren’t the original owners of that old Brothers Pizza property on Hillsborough St. when it was going through all of it’s issues after the site was demo’d. Which is true as those issues ran from 2014-2020-ish, but CityPlat did buy that site in 2020-2021 and the site still hasn’t changed in recent years other than the crane being removed. Same could be said for the Arby’s site, the old car repair spot across the street from where East Village was, etc.
I’m glad to see someone bought that K-Mart site, I’m just not very thrilled it was CityPlat. I was really hoping someone could assemble that site, the old apartments behind it, and some of the old strip office behind that - and really transform that area before you get to the newer apartments facing Blue Ridge.
CityPlat’s near term plan to subdivide a massive K-Mart for a number of new tenants is eyebrow raising considering the depth of that space and the ceiling height. Wouldn’t be shocked to see something very underwhelming happen like with the Arby’s where they bought it and stuck something called CaliBurger in there.
Complete different state - but this project in NJ is a great example of repurposing a big box into smaller retail spaces, it just takes a vision and a team to execute the plan!

New N&O article from a couple of days ago about this project.
This is a prime location and this part of town is on the upswing, but the momentum is still building and this part of Western Blvd (especially OTB) is not yet a location where everything is automatically successful and prints money. (See: North Hills, Cameron Village, Glenwood South, these days probably Downtown Cary too.)
In my opinion, a project here big enough to create its own gravity and be the area’s new anchor stands a solid chance of success. But as it is, no such anchor exists.
I do wonder if renovating and subdividing the K-Mart is enough to be that anchor. The renderings so far are rather underwhelming. I suppose it depends a lot on what tenants they can manage to fill the space with. If they can nab something like a Trader Joe’s then they’re set.

Yeah, CityPlat. I think most people are in agreement there.
I’d love to see a large scale development on this site (would also like to see some of the sites behind it involved back to where the newer apartments are now), but don’t have much hope there given which firm acquired the site. Also very interested to finally have all the traffic cones gone in front of this site on Western around the diverging diamond. No idea when that will be.
I appreciate that there should be mixed-uses in new builds, but not everything needs to be a mall. I’d love to see spaces like this max out on housing with just enough retail to support the neighborhood - a restaurant, grocery, convenience store, gym, etc.
I think with the westward expansion of Hillsborough Street development, coupled the investments at the Lenovo Center and along the Blue Ridge corridor, this area is in a great location for development. You’re right in that it needs “something” to help anchor the space and provide its own gravity. I don’t think a TJs would work here given proximity to the two Cary locations, but I could be wrong since the only other Raleigh TJs are far enough out. The heavy student population in the area only adds to opportunity here.
20 stories seems like the way to go here though. And I agree that the site needs to be broken up.
