Kane phase 3 is supposedly mostly residential. Maybe you are thinking of Zimmer’s proposal that was either all office or residential/office mix?
I dunno maybe. Considering residential seems to be fine and office seems to be struggling, I have no idea what Kane is actually doing with Phase 3…
If Centerline wants to go vertical on the lot that they currently occupy, that’s fine with me, but leave the Glenwood facing strip of properties as a transition to the sidewalk experience of the neighborhood and let those properties screen their inevitable parking pedestal.
I have to imagine Kane is imagining more residential in phase 3. The Line is at around 95% occupancy just 8 months after opening, incredibly successful project. Also they’re commanding a high $ for rent, the final studio apartment units at The Line were getting rented out for around $1,500 a month, thankful I got mine for a lot less than that If I’m Kane I think I want to continue that run of success.
Except this guy only owns this one….guessing he does not care about empty blocks he doesn’t own

I’m 100% with you here, and will also add that I’d prefer to see Clockwork and North St Beer Station’s buildings/storefronts remain intact - they add a lot of character to that side street. Build TALL on Centerline’s lot (demo their building(s) and redevelop the parking lot) and have the parking deck hidden behind the existing buildings along North/Glenwood and have the parking deck entrance next to the tracks on Lane St. VOILA!
I am also fine with this. I know the developer was waiting on my approval.

Everything is getting upzone approval, so might as well go through the process now. It will increase the property value when it’s time to sell.

I’m with you on this although I was (and kind of still am) a little more against the tall buildings on Glenwood (higher than 12 stories). I was hoping for it to remain a nightlife/entertainment area of the city. When I look at other cities/neighborhoods like Adam’s Morgan or U St in DC; or Haight St, Fillmore, or Fillmore in San Francisco, the higher buildings are 10-12 stories. The majority is usually 6 story or below.
It does look like downtown is stretching out this way but am now wondering if we should consider what we want to be Raleigh’s main downtown street. I believe Fayetteville St. could benefit if we tried to push development of higher density a couple of blocks east up to Person St and south to South St.
In either case, I am completely with you that we do have quite a few empty lots that are not showing any action and there are also some empty store fronts in some of the new buildings as well.
I’m with you on this as it does simply seem to only increase the value of the land.
I’m ok with Raleigh having a few key tall buildings for it’s own look and uniqueness, but I am starting to take a stance against taller buildings due to their carbon footprint. In some articles I’ve read, there’s a point where taller buildings use significantly more energy compared to smaller buildings. I’m not sure at what point that is since I’m still reading various articles on it, but it does seem that over 20 stories there is a very high increase in the carbon footprint of a building. This is of course for a different topic in a different thread I guess.
My personal current development priority would be to increase residential density to R6 or R10 density (preferably R10) wherever there is currently R4 density. As far as office goes, I’m a little cautious to see what happens with the existing spaces that are being built. Empty tall buildings are no fun.
