Look, you can argue with me all you want, but I am representative of the condo buyer in the market and have lived downtown for 28 years. These are townhouses. These are different buyers. There are people who are townhouse folks, and there are people who are condo folks. That said, my guess is that most (if not all) of the buyers will use this as an office or a combo office/guest room. As someone who lives on the west side of Glenwood, I can assure you that nobody is going to feel good about sleeping in those rooms on Friday and Saturday nights.
The fact remains that zero enterprise condos on the first floor have sold. The market is making the case for what I have been saying.
