Future Residential Project on the Former Edison Office Tower Site

I was gonna say… what the hell is going on? They’re just churning out designs for no reason; it’s not like the renderings have been a response to changing constraints or scope. Doesn’t bode well for a thoughtful, contextual design if they’re just plopping different towers onto the site until the client likes one.

The N&O block is where our signature tall tower, or grouping, should go.

I agree. While I really liked what Nexus was aiming for. Since the Pandemic has hit office situations have (at least temporarily) changed. AND with the City removing height limits on development, and a more agreeable City Council (for now), I think a redesign for the changes of the past year would be in order for such a prime location in the city.

As for the “Edison/Edge” site, I would like to see SOMETHING built here. The current rendering is OK, I also liked the previous rendering (below) as well. Or perhaps we need something completely new.

It has a parking deck. Its already been built right beside it. That deck was built to support all the properties on that block

I’m fairly certain that any (hypothetical at this point) office tower on the site would have at least a few levels of integrated parking. The agreement with the City was, if I recall correctly, that the developers would lease a certain number of spaces from the deck to supplement the new deck. However, I’m sure that agreement has expired by now, or will be soon.

@DMark They’re showing a parking podium too, clad mostly in that horizontal metallic material. 6 floors of parking above the retail based on their leasing page.

It’s looking like this design is much more cooked than any of the others before it.

Dead space for a long long long time:

"Highwoods has plans to proceed with development of the office tower but due to the COVID-19 pandemic plans have been delayed. Highwoods has notified the City that it will be unable to commence construction prior to June 22, 2022 and has formally requested that the existing parking agreement be amended to adjust the milestone dates.

Staff, through negotiation with Highwoods, recommends amending the parking agreement to extend the milestone dates 4 years which would take it to June 22, 2026. Highwoods is in agreement with this recommendation."

They need to just sell. Plenty of developers who would build something there right now.
I’m sure somewhere deep in the contact the city has something that they could stand on to not extend the agreement.

Not exactly accurate representation of Highwoods business model. They definitely develop & build…….they just can’t build on spec BECAUSE they are a REIT.

John Kane can build on spec….but he is not a publicly traded company.

I get your frustration but you gotta understand they are a publicly traded company that simply can’t build on spec otherwise the execs would be fired by the shareholders.

We have a lot of other projects underway and starting soon and I don’t think a single one is built on spec. I don’t think you can count apartments/hotels as being built on spec but I could be wrong. I wouldn’t expect them to build a commercial tower on spec and I realize the challenges with condos. Also, they just announced big investment DEVELOPING in Charlotte. So, I’m no more understanding now than I was with my initial frustration post.

Fact check edit: I was wrong about dev in Charlotte, they’re only buying a building.

Ok, excuse my French but WHAT the actual FUCK??? Literally one of the MOST PRIME LOTS IN THE ENTIRE CITY. And they want to wait until TWO THOUSAND TWENTY SIX to build 20 FUCKING STORIES??? ANY OTHER DEVELOPER WOULD HAVE IT REZONED FOR 40 STORIES WITH A CRANE IN THE SKY AS WE SPEAK.

Sorry I just gotta let it out. HOW is the city allowing this? Either make them pay OUT THE ASS for this dumb parking shit, or deny their request outright. WTF???
