Hillsborough Street Mixed Use Projects Near NC State

It would make sense for the west side of the property to be developed into more student housing, and then have the east side redeveloped after occupancy of the west side.

That building is pretty nice as far as dorms go. I highly doubt they will do anything to it anytime soon.

That’s called North Hall. It’s a former hotel that was converted to housing around the same time as the Avent Ferry Complex. I gather there used to be a pretty storied nightclub on the ground floor, forget the name though, it was before my time.

The previous iteration of the campus master plan had the west half of the lot (the parking lot) basically next in line for university-led redevelopment, with a parking deck and mixed use building, I think. Scale would probably have been similar to the Aloft hotel. However, the current master plan rolls that back and just lumps it in with several other ā€œHillsborough Street opportunity sites.ā€

That makes it seem like a more long-term project.

Once the Hub On Campus complex dominates the Hillsborough St corridor skyline it may encourage other projects to go taller and denser at least.

In a perfect world, NCSU would work out an arrangement with the developers of the Great Wall of Raleigh. Maybe they could block out an equal number of units in the new building for a few years. It could finally jumpstart development of @PedroPastrana’s supertall.

This is the only render of the Hub On Raleigh complex I’ve seen. Looks like a lot of brick veneer at least. The alternative is vinyl siding you see in a lot of projects. :face_vomiting:

Brick and beige is so much better than try-hard color-for-color’s-sake. Just ask the Platform architects.

There’s nothing wrong with brick and it looks like they’re going to use white brick too, to break up the facade.

Yeah, it’s just a preference. I don’t care for red brick that much. I also don’t like bananas. LOL

It’s a draw between red brick and sea foam green. But If I had to choose I think I will take the brick.

Brick is always better than vinyl siding. Even better than a mishmash of cheaper siding materials, a la Platform. Never forget. :saluting_face:

Still, the lack of articulation in this thing is really just awful. How hard is it to not build a boring bunker of a building?

I personally don’t interpret the rendering as brick necessarily. Especially with the sloped roofline, that would be a lot of cut brick for what is probably a very price-conscious project. I’m thinking this is a brick-colored panel of some sort, but we’ll see!

You mean like that faux brick paneling? yikes.

It honestly looks like they’ll have both now that I’m looking at it closely. The first few floors are definitely modeled to only be brick.

Now we need a stamped, galvanized steel version of this for skirting under mobile homes. You can already get steel skirting that looks like concrete blocks that’s supposed to look like stone. :rofl:

Yeah I kind of thought that yesterday. Time will tell, but I don’t love the idea of a giant red and rust colored panel building with ground floor brick accents.
