Let’s all pray that we never see the likes of anything similar to Uncommon again! I would really like to see Hillsborough St take the same direction as Franklin St in Chapel Hill and stop catering to college students and to start building projects that focus more on a broader demographic. I think we’ve reached our limits with vap shops!
I mean, I think catering to students is a critically important part of Hillsborough Street’s job. Just hoping for a higher aesthetic bar than Uncommon. Honestly I can’t say anything else recently built on the street is outright unacceptable. The stuff on the same block as the old IHOP/current Alpaca is just good enough.
Uncommon would probably look much better if they added awnings. Would it be allowed for awnings to cover those awkwardly arranged vents on the facade?
Cup a Joe has awnings literally directly below the exact same power lines, right next door… possibly tenants can install awnings when they move in?
This is seriously such a depressing view LOL. I honestly preferred it before this, looks like f**king Russian housing projects.

I agree it’s important to have options for the students, but a mix of business that appeal to more than just college students would be nice. Raleigh may have a good amount of colleges, but it’s a city, not a college town. Not only that, but I’m sure these kids parents would appreciate better options when they come to town. I’m also always shocked at how few bars there are left on Hillsborough St. When I was a student at State there were at least a dozen or more. What street that butts up to campus doesn’t have bars?
I think these are medium voltage lines. According to my trusty dusty copy of the NESC, the vertical clearance required for these is probably 13.5 ft, horizontal is 7.5 ft. Awnings should be fine as far as electrical clearances go.
The lack of bars is so weird, Hillsborough should be student central. And it forces the students out to Glenwood South, encouraging the cheap bar nightlife we all so enjoy.
The former theater/McDonalds/Starbucks/H-Street Kitchen/La Stella/Umami spot would be perfect for driving student interest in Hillsborough IMO - centrally located, old school building, large space. Ever since it was renovated and reopened around 2018, it’s been woefully mismanaged in terms of concept IMO. I’d love to see a Sammy’s or Amedeo’s type sports bar open in that space.
SupDogs and Delta House were two other bar concepts down closer to Uncommon that fell through for one reason or another the last few years. Mitch’s is the only current bar on the street (few and far between) that has even tried to cater toward students. Would also love to see Mitch’s College Grill space open with full time hours.
IMO, Hillsborough St was in decline before Centennial was built. Now with SOOO many students on Centennial and fewer on main campus, the “axis” of campus life has shifted more to Western/Mission Valley than what was focused on Hillsborough in the past (pre centennial campus).
Great point that I had not really considered since I consider Hillsboro the front door to campus, particularly since I grew up on Everett. Centennial always seemed like the other side of the world to me, lol. There are still plenty of students on the north side of campus, but perhaps its time to start thinking of the “strip” of Hillsboro being more an extension of “the Village”. Just an idea.

Interesting how the back townhomes are separate but still on top of the partially underground parking deck. 2 street frontage units along Bagwell. Basic but also seems like a creative way to maximize the site.

Better than what’s currently there, but not overly exciting (although that’s not really too crazy with it being student housing). Although, given that it’s CityPlat - we’ll see if it ever gets off the ground.
Perfect is the enemy of good. And what’s there now really sucks.
I didn’t realize this was CityPlat. All of the residents here will frequent the dog park and the shipping container bar, which both opened multiple years ago

Very simiar to before. The garage entrance has moved from Bagwell to Hillsborough, so definitely a downgrade in that sense. Honestly I hope the city can push back. Also possibly a downgrade in the fenestration for the retail level but an upgrade for the apartment levels.
