The previous plans had nearly 70% 1-br units. I guess there’s more profit in large, shared apartments versus a bunch of Studio/1-br apartments. They’ll probably do something similar to Hub on Campus.
If the target audience is students, I’d think that multi bedroom apartments would be easier to fill because cost per bed would be more affordable.
Yep, as a recent-ish student who shopped off-campus, only ever considered 3br+ for cost reasons.
Exactly right. Most expensive component is the kitchen. So increasing the bedroom ratio lowers the overall square foot cost.
Each roughly equivalent bedroom has an en-suite bathroom. Leases may even be structured per bedroom with no financial responsibility for your roommates.
Fantastic to see something moving forward here after all this time, and this definitely is an improvement from the previous plans (which evidently fell through anyways).
Still ugly as FUCK, still no ground-floor retail activation, but I’ll take the added height any day. Call it a win ![]()
I don’t think it looks that bad…
The location is pretty far from anything, not sure how much retail is needed for this one. Plus there’s the 8th wonder of the world across the street: a 2 story vape shop!!
I give it a B minus. Not bad. Not stellar. But good enough.
The previous plans somewhat reminded me of Uncommon, just without the commercial component.
I mean, soon enough it will be extremely close to 213 new apartments… ![]()
It’s not a terribly walkable location. I used to live right behind this project location on the corner of Montgomery St. and Clark. I’m sure that the townhouses that are behind it on Clark are going to be delighted with a tall building behind them.
Maybe not the ideal structure but more students/residents on Hillsborough street between Gorman and downtown is always ideal IMO. The trend when I was at State in late 90’s early 00’s was pushing the development further out past the beltline so I am happy for the push towards density. My profession ties me closely to multifamily construction costs, they continue to rise - not a bad finished product for the location.
No doubt that this is a better place for students than beyond the Beltline. I suspect that there will be a lot of scooter action from this building to State’s campus.
I think one of the best things about this infill project is they don’t have to tear down anything cool to build it. Seems like that’s rare these days. Build it!
And no, there’s zero chance at all I’m still mad about the Brewery… ![]()
There is also “The Marshall” planned across the street, although it appears to be led by our favorite developer. We could possibly end up with a stand-alone smoke-shop and restaurant instead.
Interesting. They just got their ASR site plan approval in May 2026… on their 5th attempt. That takes some dedication! Maybe they would actually build something?! It would still be their first ground-up development though, right?
This is the same property as that brand new 2-story Tobacco Maxx though right? Gotta think that wouldn’t have happened if this was imminent, but what do I know
I, for one, am happy we can preserve the existing historic character of the 2 story vape shop. Too much of what makes Raleigh great is being torn down.
Wow never even seen this one. At what point is it too much student housing ? lol
