That lip around the platform and metal ramps are going to require regular cleaning or this will get trashy looking pretty fast. I understand why there are walls, but again, just easy areas for trash to collect.
I think this is a way better solution than the dumpsters, etc, and I am just quibbling about execution. I really hope this solution finds acceptance.

I mean yes and no. I’m not scared of Moore square. But it would be notably harder to sell the kind of rents needed for a project like this there. Especially when I am skeptical that you can sell them at all…. I really do not know how easy it will be to find people who will pay $3500 a month to be across from Moore square. We had discussions on here where many people seemed doubtful the high line could get the rents it needs to be successful.

I’m not doubtful at all. See: Skyhouse - literally across the street. It’s a public park - there’s gonna be characters of all kinds that spend time around it. The more actual residents living in its direct vicinity = the safer and more “normal” the area becomes.

People are talking as if Moore Square is West Philadelphia or something. If you’ve ever been to a “real” city it’s nothing.

When skyhouse was built that area was the focal point of downtown. It is not anymore. I hope this project works out! I just don’t feel like it’s the easiest spot to do it and the firm seems inexperienced at best. That said I know nothing about their backing.

Would love to see this thing go up! Would bring some more life to the area.

I think that is the crux of the issue. I also hope it gets built, precisely because it helps spread out the core of downtown to the east. For whatever reasons, most of the newer downtown development has spread to the north and west sides. But being a “trailblazer,” so to speak, isn’t always easy, and to your point, commanding top dollar rents often needs top location, not just proximity to top location. We’ll all see what happens, of course.

Truly.. Moore Square has a few characters, but it is edged by fine dinning, popular bars, a museum, an IMAX, and plenty of Retail on the surrounding blocks. These places are all thriving and many have been for decades. I do not get people that do not see this and only see what scares them.

The issue is just one bad experience would keep many from coming back to that area. Also it is just depressing to see people suffering with drug-addiction and/or mental illness, although they typically keep to themselves and incidents are usually between themselves.

Man… I really want y’all to visit a real city like NY, Philly, or Chicago. Hell, even Atlanta - and then come tell us how scary and crime-ridden MOORE SQUARE PARK is lmaoooooooo

Plenty of others would rather have their dinner at Cafe Luna or another restaurant in Moore Square and hit one of the nearby bars or coffeeshops afterword rather than eating at a McDonalds in Wake Forest. Those are the people a building like this would attract as tenants. Every neighborhood does not have to be attractive to the most vanilla individuals to thrive

Remember when the businesses around Moore Square had to raise hell at the city council to finally bring in more police and security, specifically around the bus station? There’s a reason why North Hills and Fenton exist.

Sorry to divert from the topic, but I cannot see anything other than a 5+1 being built around Moore Square in the near future.

Trying to pretend the bus station & homeless wandering Moore Square is not a detriment to development is naive at best.

There is a reason West Raleigh has seen most of the development investment to-date & Fayetteville East lags behind….we lost several businesses due to these issues in E Downtown: Green Monkey, Busy Bee….hell they even sold their building just to get out of dealing with what they had to deal with for years.

Also don’t forget in 2020 when the city let rioters and looters have a free-for-all on Fayetteville St., when restaurants were already struggling due to COVID restrictions. That would NEVER happen at North Hills, Ironworks, or Fenton.

You seem to seriously dislike the area and should probably not spend time there.

However, what reasons Can you think of why these things would never happen at the “Lifestyle Centers?”
