Yeah, and the prices are like double what they were the first time they went on the market. The penthouse there is actually a bit more expensive than this one per sf which is surprising to me considering it’s not high rise construction.

Beacon Street Development has the golden touch with executing outsized $/SF condo developments in Raleigh. Their projects hold their value quite well because of the build quality and the building owners focused on outstanding maintenance through a well funded HOA.

I don’t think the high-rise element is the biggest desire of a lot of well of buyers in Raleigh/Triangle looking for zero maintenance. I think they want to be off the ground, but not up in the sky for the most part and in smaller buildings like 12 - 25 units, not 50+ and are pretty agnostic to high HOA fees.

I would rather have quality than height, and most importantly filling an important dead spot in what should be/is a main walk path

When you’re across the street from a park, you really don’t have to be that high to have a fantastic, relatively peaceful and protected view corridor.

More CLICKBAIT in the TBJ. This is 100% why I will never pay for this publication. One of the PENTHOUSE condos is listed for $4.6M… I’m sure the non-penthouse condos will NOT be listed for $4.6M. I’m not sure why I even look at TBJ to be honest.

Not to be a Debbie Downer. But I am not blown away by these layouts especially for the $$$$$$$$. The primary bedrooms are on the way small side for what a buyer would expect. And what is that small deck on Unit PHIC? That makes me what to drop a cool $4M right now lol. while Unit PH2B has a nicer wrap around deck the floor plan is choppy as Hell. I guess I would have to be wowed in person. But looking at this online does nothing to give be confidence that I would want to put down a fat ole deposit. Just an opinion from someone who did buy a 3 bedroom DTR condo from a floor plan before it was built.

@svp I agree with you about the floor plans, but I would go even further. They are horrible.
Usually when I see a plan, I imagine moving a few things around to make it better, but these two are complete throw-aways IMO.
For PH1C in particular, the living areas don’t even face Nash Square. They primarily face east where they’ll likely look right into a future tower.
The developer and the designer need to consider who is likely to buy these units, and that is likely someone who will entertain, politically fundraise, host charity events, etc., and little about these plans other than the one having a the wrap around porch suggests that it as been considered.
Each needs some sort of dirty kitchen or small scullery for catering. Each needs to sequester the private area from the public area for times that events are held. Each needs a wine “solution” that’s more than just an under-counter wine fridge. PH2B has the freaking primary closet facing the park! LOL. It also has its powder room immediately inside the front door! Imagine receiving a guest when another guest is flushing the toilet. So, so bad. Additionally, you don’t get the wow factor when you walk in the door of PH2B. Well, maybe you’ll have a wow factor until a building gets built next door, and that could be decades from now.
PH2B’s primary bedroom is the smallest within the unit unless that size is a misprint. It could be a misprint or that bed drawn in the room is incorrectly scaled. Sloppy, sloppy, sloppy…but what do you want for $4M+? For all the space in that windowless primary bathroom, the vanity space is minimal and shower is tiny.
PH1C seems to be the more workable layout for indoor entertaining options, but its outdoor space sucks and it’s oriented horribly.

Hey I would have said a price like this would be impossible to get but they sold multiple in Durham for more. So I feel like it’s possible. There’s some people with serious money I guess

Clearly among Wake County’s nearly 1.3M people, there are folks with deeper pockets than many of us can imagine. I didn’t say that there weren’t buyers in this price point; I’m just saying that the floor plans are bad. If Raleigh does land a MLB team, there will be more demand for luxury condos and apartments as players often “live” elsewhere than in the city where they play.
Just for :poop:& :face_with_hand_over_mouth:, here’s the floor plan for a $4M condo at the Novus. While there are problems and deficiencies with it as well, I think it’s both better and presented better.

Yeah, I was thinking more in terms of construction cost than market demand/desirability (which of course impacts prices too). I’d imagine a building like The George could be pocketing a lot more profit since they bought the land and went through the design process years ago, and they’re using a much cheaper construction type than One Nash (but of course, it has a lot less units too).

I remember thinking they were expensive at $5-600/sf 4 years ago. Just wild to see the same units going for a $400 premium over that now.

particularly love this moment where there’s a 4 person dining table floating in a massive empty space next to an 8 person dining table. Even they don’t have an idea how that space would be used

Not to go super off topic, but here is a 4,000 SF luxury condo layout that a lot of critical design elements. Closets/mechanical are interior, while living space, bedrooms, and baths get views/natural light. This has a “prep” kitchen in addition to the show kitchen. The primary bedroom which has it’s own wing is away from the guest bedroom area, there is VIP guest room, and all the bedrooms have ensuite. This layout also has dual entrances and the primary has his/her bathrooms which is more typically found on super yachts than residences.
