Interesting. Same problem as the Bloomsbury one across the street - pretty historic houses in a place that pretty much demands density if we want a dense downtown. Hopefully they can get moved or integrated.

I would love to see these houses relocated & preserved, but there is a fully intact neighborhood of 250+ such houses just across the tracks from here so I don’t necessarily consider them an endangered species. I wouldn’t go to the mat for preservation of any of them.

That said, the city owns a lot right at the corner of Western & Boylan (725 S Boylan) that would be a good target; the mostly vacant industrial lot at 1115 W Lenoir would could be subdivided and fit about six or eight. So there are opportunities, it’s just a matter of funding.

If the new council is going to be (collectively) split or worse on a rezoning, I can see this being one they may not all agree on. It’s fringe for DX-20 in my opinion, though I’d probably approve it if I were on council. I can just see some of the less pro-development seats not voting for this.

So there’s about 15 historic houses left north of the RR tracks in the area… and potentially a similar number of vacant lots in Boylan Heights to move them.

Not sure what it would take to make it happen, though!

Anyway, if we could get a few of the more significant ones moved it would be great.

Always pushing it. Very annoying.

It is inevitable that this part of Carolina Pines will go the way of Fuller Heights and redevelop. Between Gupta and Dumont, more than half of the single family homes in the area between these large lots and the southernmost Downtown South parcel are spoken for.

Interesting. This same set of parcels was rezoned 8,9,10 years ago? to allow an apartment complex to go in. At least that’s what we were told at the time. That never happened for whatever reason. Can’t help but think the owner is just rezoning again to up property value when/if sold. I doubt we’ll see any actual construction under current ownership.

I knew about the northeast corner of Boylan and Hargett being planned for demolition and upsizing.

But, this plan for the northwest corner just flew in on the radar…

What kills me is that their main issue with developments is traffic and parking. They show up in full force AGAINST these proposed rezonings and development plans but why arent they showing up in full SUPPORT of proposed BRT and public transport planning sessions? Its because they are also against public transport (which just happens to be a solution to a lot of their complaints) because we dont have the density/need. Its mind boggling.

To concede, there needs to be a better solution for traffic coming from Western to this site. Boylan receives a lot of through traffic for a pedestrian friendly neighborhood street. The West St extension will help but I think a bridge over the prison to Maywood would be a great access route. Kidding about the bridge, but serious about the added infrastructure location.
