Well dang no wonder we have a church discernment process going on. That’s like having a lottery ticket sitting on your altar waiting to be cashed Win win for everybody (potentially).
No, I believe the property in question is the northwest corner of Dawson and Edenton, directly across Dawson from the church. The most recent deed is from 1964, 1.19 acres, and the tax valuation is $20 million.
Several years ago the Episcopal diocese sold its 0.66 acre plot nearby for $9 million. It had (still has) a 3-story office building from the 1950s that was considered a throw-away.
This is a hot take for this forum but, I believe that this lot is suitable for a nice 6-to-7 (mixed-income residential space) over 1 (retail) building. The mixed-income components could be multiple 2 story townhomes on a portion of the first 2 stories (see example below).
The height would most likely need to be increased by 1 or so floors to maintain the existing parking spaces (important to the church) and add parking spaces for tenants.
Expecting anything denser to be built here would honestly be a pipe dream.

Given their goal of it being affordable/lower-income housing, then yes I would agree. Anything tall here wouldn’t get the financing if they wanted below market-rate rental housing, and since the church owns it and is making the final call, I’ll just take whatever we can get here. 7-stories with ground floor retail would certainly be more useful than the giant parking lot that sits EMPTY 5 days a week.

Congrats to our own @svp for getting the Fairweather successfully rezoned so that the building can finally pursue finishing their space on the mezzanine (now 6th floor) for a community room for their building.
