The address is technically Raleigh, though it is more like Garner. Developer of the Exchange at 401 bought 30 more acres for “future phases of development”. No further discussion on the plans. Current existing and planned community consists of SFH’s, townhomes and apartments.

Based on the lack of density in this rendering, I disagree with you. If this development was similar to Budleigh East it would help provide housing for lower to middle income families and not just households with higher incomes.
More housing is better than no housing so whatever.
Thinking about this, you’d need a pretty rigid HOA to maintain the Disney theme over time. What’s to stop people from just buying a home and then making it their own? Also, what if these are just rentals?
Seems like it’s part of Chatham Park, which is already approved. My guess is that it’s NE of 64 Bypass and Chatham Park Way. The adopted North Village Small Area Plan covers 2,226 acres; subtract out 700 acres for already-underway phases (Vineyards and Mosaic) plus two business park landbays south of 64 Bypass and that’s 1,500 acres, entitled for a maximum of 5,061 units. The press release says 1,500 acres and “more than 4,000” units.
The buried lede is that DMB is doing a project in the East; they’re a huge force in the Southwest with several multi-decade 5,000+ acre master-planned communities under their belt (e.g., DC Ranch, Verrado, Rancho Mission Viejo).
Disney did this decades ago outside of Orlando near Disney World. The town is called Celebration. I’m sure they learned a lot there and also plenty for prospective residents to refer to if considering moving to the NC version of that.
Be nice if we could be planning eventual passenger rail from the Triangle to Triad or Charlotte via Pittsboro and Siler City. Made me get a different model of development for change and preserve more of that truly pretty countryside.
