Sorry, doubled down on the double espresso this morning…Intent was to suggest that the density of these developments helps leverage walkability factors that SFH development might not - thus providing a positive proof source for zoning / developments of this type.

Grubb Ventures is planning to upzone (up to 12 stories) the remaining parcels of Glenwood Place (intersection of Glenwood Ave and I-440). They have been slowly redeveloping this old office park for quite a while. Looks like they are wanting the option to go higher for the yet-to-be redeveloped parcels. The area around Crabtree Valley Mall keeps getting more and more density. I am really hoping for a BRT line to service this hub in the future.

Would they be tearing down these buildings and building more mixed-use? That could be interesting for this section of Glenwood. It always feels office park-like between 440 and Oberlin.
Exactly, they have been tearing down the 60s-70s era 2 and 3 story office buildings and building more “mixed-use” type of buildings and including some decks. There were plans for a big development called Glenwood Place (bacically NH 2.0), but those plans were scrapped. Instead, they are doing it parcel by parcel over a longer time frame.
Highways are notoriously bad for dense, centralized development. They more or less act as canyons in what could otherwise be walkable areas.
What worries me about this location is that it’s, more or less, a giant culdesac near a major interchange of an Interstate highway. Everyone needs to come and go from it via two parallel roads onto Glenwood, and everyone that turns left into and out of there has just one option: Woman’s Club Drive.
Well that area a gateway into downtown it’s not going away so will have to work what we have.
You can blame that on the surrounding community. I believe the traffic going through the streets was one of the concerns they had. It is valid concern because people do drive like maniacs, but overall there needs to be more ways to get in/out if it’s going to be a dense development.
If I remember correctly, it wasn’t supposed to be like another North Hills. I believe it was supposed to be a similar development to Piedmont in Charlotte. Piedmont in Charlotte doesn’t have a huge amount of stores if I remember correctly. I could see Glenwood Place being a spot for restaurants. Other than the office rush, I don’t know if I would expect to see a huge amount of traffic going through it similar to the mall. I know I’ll visit, but I also live nearby.
This is an outrage! They’re gentrifying a property with historic buildings such as… the random nondescript office building where I signed the papers on the first time I refinanced. Won’t somebody think of the children?!

Glad to see Grubb going for 12 stories. His organization isn’t talked about as much as Kane’s, but they are “the other local developer that actually gets sh*t done” - Grubb’s team has been steadily making a solid contribution in terms of infill development.
I agree that the front entrance to this development is on a part of Glenwood that is a walkability black hole. However, the earlier master plan for this development promised a backdoor connection to the Crabtree Creek Greenway, so that actually makes it quite walkable/bikeable. Hopefully they will make good on that.
There is access to the greenway trail. I’ve walked up there a few times. That place is already expensive. You can’t call that gentrifying lol. I like the development.
Editing to add. With Sushi Mon over there, I may have to walk over to get some sushi.
But its a great throughfare for the area, it brings density ad traffic something we been asking for don’t block your blessings!!!

BTW that comment about gentrification was entirely tongue in cheek. This is possibly the most exclusive neighborhood in Raleigh (and pretty much has been ever since it was built) so to gentrify it at this point would be essentially impossible.
I mean it’s pretty nondescript, but it’s a good location for densification like this, it’s so centrally-located. You can kind of see the greenway connection when you’re driving by on the Beltline, too.
