I saw today the 4 Townhouse development on the corner of N.State and E.Lane has broken ground, I have a feeling we will see a lot more of these developments.
Also has anyone herd of this new development on the corner of E.Lane and N. Tarboro called “Falcon’s Point”? It looks like a 3 story building labeled as mixed use and says “coming soon”. It also has St. Augustine logos on the bottom left hand corner of the image, I wonder if they are involved? I was under the impression they were having financial issues, but maybe I’m mistaken.
The first two you posted are already under construction, with the first one being nearly completed.

The 3rd link you posted is not under construction yet, and when I drove by at lunch, some of the original homes still have tenants living there.
Thanks all for the warm welcome. We literally stumbled on our unit and bought it without knowing anything about the neighborhood. We are transplants without any knowledge of the neighborhood, but liked the style of the units. It’s funny, but it’s relatively tranquil outside except for the occasional firetruck or ambulances but we moved from Boston so maybe it’s our perspective. We have two units that were recently listed by the original owners and they both sold within a day. They should be closing within the next week or two so will be public record soon. It seems like there is a strong demand for housing by young couples or empty nesters, but not many kids right now.
The construction starting that’s in your picture is for 2 out of 3 single family homes going on the 3 lots on that corner. The 3rd one that hasn’t started yet is on the lot of the historic Weaver House that was just demo’d. The 4 townhome plans you shared are for the other side of state street (in place of that yellow house you can see in the background of your picture). I haven’t seen much movement on that one though.
The new development pictured in that sign at the E Lane/N Tarboro corner will be by the St Aug’s Community Development Cooperation. I guess its run separate from the University but working to help the surrounding neighborhood. I live in the area so I’ve been to a few of the neighborhood meetings. Last I spoke with the developer he was hoping to break ground in March. The first floor would be mixed use and the 2nd/3rd floors would be 1Br apts for workforce housing.

For the workforce housing, do you know what incomes they are targeting, or what mechanisms/criteria they are using to support that community or workers?
The way they described the workforce housing, was pricing it above what you would see for the lowest income brackets. Instead they would be targeting the teachers, police, fireman etc. It sounds kind of subjective to me but I haven’t heard any concrete numbers. Being so close to St. Augustine I could see them getting some student interest even if that isn’t what they’re targeting.
Thanks Nick. It may be priced for workforce housing, but it’s a different thing to make sure that the intended residents are actually the occupants when completed. I wonder if they are going through a qualifying process to assure that happens?

In Atlanta, they’ve started doing a set up where it’s basically a duplex but one is pretty much hidden behind the other. Seems like a pretty crappy way to spend 500k+ if you’re the rear lot.
The design was done by The Raleigh Architecture Company. Here’s a link to their current projects. Just guessing, I think it is 703 and MOB residence on the current project page.
This is actually Robby’s future residence (co-founder of RACo). You can bet it’s gonna look super cool. We went by today to check it out. Apparently there’s going to be curved glass as a part of this. The other unit (I believe the far end) is an associate I believe.

My photo was taken 2/28/21, my sanity walks haven’t taken me by the site recently. They poured concrete foundation very quickly.
Karla just reminded me the reason these units are set off to the side is because there’s an easement for a creek that runs through here.
There is also a sewer line along the east side of the property, look at the image I posted from iMaps. The green line is a Raleigh sewer line. Also, walked by this morning and they are building walls. As I understand it, sidewalks will be installed along the north side of Jones street.
I just spent 30 minutes looking for a map that shows “urban streams” that have been built over to see where some of these areas exist and I can’t find anything. Does anyone here have a resource for that before I take to Twitter?
