Residential Infill along the New Bern - Edenton corridor

Update on Left Hook Coffee: their website still says the East Hargett Street location is forthcoming, but they have now opened a spot on Hill Street next to Liberation Station Bookstore:

From what I infer after chatting with them (please note none of this is certain and I’m not going to grill them about it), it’s possible their expected loan fell through after losing the counter at Gussie’s, which puts Hargett in limbo until they can get another. I think opening at the roasting location is a play to re-establish regular service in pursuit of that. Hope it works.

Either way going to try to keep supporting them. Hargett is super easy to reach for us, but the Hill location isn’t so bad either. Still wish there was a crossing at Poole on New Bern.

Huh, I always thought the Left Hook people and the Gussie’s people were the same. In any case, hope it works out for both ventures, I’ve had great experiences with both.

I recall them having a “falling out” with their initial roasting space out of the Rebus building a few years ago. They began posting strange and vague accusations about the owners on their instagram and stating that they are looking for a new space immediately. After which is when they moved into the Gussie’s space. Never could discern what ever actually happened

I think there will be considerable upgrades to Pedestrian infrastructure there when the BRT construction goes forward.

I do like how that retro 60s little mini-strip center on Hill Street is getting some interesting businesses now. The juice bar, the bookstore, now coffee. That with the strip that has Blotto, this area is finally showing some potential.

Interesting, hopefully this is not a pattern. They seem like nice people, but unless you’re unlucky it would be concerning to suddenly lose two different venues. I tracked down the post I think you’re referring to, and honestly the language sounds so particular and off-brand I tend to wonder if they weren’t legally obliged to use it for some reason – the whole “we are no longer affiliated in any way” etc.

The public comms on the Gussie’s split was much more amicable. I only got a whiff of drama from talking with them directly, and it’s likely I misread it.

this is the first i’m hearing of anything about rebus works and my sleuthing is not enough to find any of those accusations. but i can verify the left hook folks are indeed good people who are working really hard to keep building community while they get their format figured out

Nothing personal against anyone in any of these situations. It was just something that I recall stumbling across my feed before they moved into Gussie’s. I know none of these people personally and enjoy Rebus and Gussie’s (I very rarely get coffee out, so I haven’t been to Left Hook enough to have an opinion). Hope they do well in their new space, as a coffee shop on that side of town would be great

Why not build a much larger true mixed-income project versus 120 low income housing that won’t do much to lift the entire area? East Raleigh needs jobs not just housing for people with no job.

allowing for true mixed income will allow for residents who can say buy a cup of coffee, go out to dinner at something other than Bojangles.

You could still have the 120 units, maybe more but not all isolated in a single suburban looking complex…

i had looked at yonkers ny for a bit as a thought experiment sts. 12k per sq mi, the public housing seems to be clustered near each other. i dont if this north eastern paradigm was or is wrong, considering lower wage job placement is much more spread out now. Google Search

This doesn’t cover the whole site. Instead of doing the whole Duplex Village as mixed public-private, the city has the eastern part for this, and a private developer has the western part. From the city’s rfp:

What does the lot in red signify, are they building around it or planning to acquire it?

The RFP says, “Note: 120 Russ Street is currently under private ownership and will not be included in the current assemblage. The development partner selected for this RFP may attempt to purchase the property to complete the assemblage.”
