Eh, close enough. I bike by here at least once a week and thereās a slow crosswalk, so Iāll take responsibility for updates. Speaking of which:

Shaping up for more development down the road. Thereās going to be another request for 20 stories on Lake Wheeler Rd. Itās across from the farmers market. Received a required neighborhood meeting advisory a few weeks ago for this upcoming Monday night.

Exactly why I keep telling people Iām so high on Downtown South basically extending all the way to downtown one day. Really think this whole area is on the verge of getting going.
As long as thereās a clear, urbanized connection between DTR and DTS. These isolated hotspots of activities is also the reason why theyāre failing and thereās so many empty storefronts.

Wow, 191 residential units per acre.
Since Iām more obsessed with transportation infrastructure lately, Iām loving the roundabout at Hammel and Lake Wheeler, and the raised intersection within the development:
Also, the views of Downtown and Dix Park from the upper levels of this building are going to be insane.
Some initial highlights Iām seeing:
- 467 one-bedroom, 188 two-bedroom, 15 three-bedroom, total of 670 units
- 12,181 sqft of retail/restaurant
- 947 parking spaces, nearly 350 less than the max allowed
- 136 long-term bicycle parking, 42 short-term
This is a ton of people moving in across the street from Dix Park and right on the edge of downtown.
Nice, I donāt necessarily like how they have chosen to concentrate activity (pedestrian entrances and retail) on Hammell rather than Lake Wheeler. But wow, that density. Good stuff.

30 acres rezoned to 20 stories. Not 1 acre, not 3 acres. 30 acres. āNo more than 3,000 dwelling unitsā Thatās ten 20-story towers all holding 300 residential units if they went max. lol
Wow! That is a HUGE tract of land! This whole area is going to look completely different in 5-10 years. Itās another district!
Thatās huge. Hopefully Trophy Brewing is spared. If thereās one thing I wish Raleigh had more of it would be urban breweries, not just places you had to drive to. This seems perfect for Trophy to be a social hub so fingers crossed they develop it last
Interestingly, this rezoning appears to be a joint decision by about 30 different individual owners. Iām guessing the majority owners were able to convince a bunch of neighbors to sign an agent authorization affidavit to pursue this rezoning all at once. Is this a unique situation? Iāve never heard of this large of a collaboration between different property owners
Is that a good thing? That sounds like a good thing, but Iām not really sure what the implications of that are.
