All well taken except that this particular case is within Raleigh’s TEENY TINY 1.18 square mile official downtown boundary footprint.
The panic that Livable Raleigh is trying to stir up is a false equivalency, and it should be called out for what it is.

Their whole - “This sets a precedent and threatens all neighborhoods” is total fearmongering BS. They act like the shadows of Mordor will encroach into everyone’s neighborhood.
I live near NHID, and towers going up on that side of N.Hills are not threatening the neighborhood. I see one of the towers from my street, and there are no shadows I am concerned about. If anything, all the development in NHills has made my property value skyrocket, not depress it.
I’m not sure where to put this, but Mayor Cowell makes some good points about helping DTR and NH be the tax base drivers for the city to keep taxes low. This rezoning and the NH rezoning are mentioned.

How, in their own graphic, do they explain the tiny shadow of the 12 story Publix compared to the 25 story shadow?
They had to extend their shadow into the west side of the Glenwood Brooklyn neighborhood to engender outrage among them too.
Basic economic principles state the more of a product you have, the cheaper it will be. Hindering development that will lower housing costs over a few hours of morning sunlight is peak selfishness.
Just make the towers glass. The sun will go right through it. Come on, people, we can solve this! ![]()

Great question! Also, I love that they called it a 12-story “highrise.” Nope.
I notice they specify winter morning, too. But with summer in Raleigh being so hot, a little shade would actually be a blessing for much of the year.
There’s no way that shadow represents a few hours. Even if it represents the worst of the worst on the shortest day of the year, that would likely represent a few minutes.
They posted a full YouTube video with 360 panoramic views of this buildings impact. But somehow neglected to show any shadow impact towards downtown or anywhere else but this little section of houses.
They zoomed in here too for more fear.
