Letâs just hope they sell some of those parcels. Concentrating that much low-income housing is NOT good for that area. Low-income, âaffordableâ, âworkforceâ needs to be spread around the City & County.
Yeah guys, its no big deal. Developers do this kind of thing all the time. Same thing happened with the Goodnights building and I think they plan to do the same with the old Berkley Cafe. Its just easier this way.
Not so sure Iâd put an old minimart on the level of Goodnights and the Berkley Cafe.
I guess the point is that it doesnât matter if its a shitty old mini mart or an important historical landmark.
Ah, fair point. I thought you meant we needed more protections for the minimart hahaha. Iâm still upset about the Goodnightâs building and how quickly that demolition went through. Wouldnât mind having similar protections in place like this for developers that move too quickly:
Bulldoze now and ask questions later should not be how we do things here. That said, we do have to be cautious that we donât have too many protections in place either. Would hate to see a place like this have the same level of protections I would have expected of the Berkley Cafe and Goodnightâs.
Passage Homeâs initial application info for the large lot surrounding the old minimart was for a 55+ income-limited community, which is sorely needed. They had wanted to acquire the minimart lot for some time and did so aboutâŚnine months ago? I was surprised by how quickly they did the actual demo after filing for the permit. Significant brownfield mitigation problems on all three lots involved, and actual movement on the lot is probably still at least a year away. No site plans have been filed.
Unlikely the entire lot is developed at once or used for a single purpose as itâs quite large, stretches down Hoke all the way to brewery building, and down Garner about 2/3 of the way to Saints Ave (the flat concrete pad at the corner of Garner and Saints is owned by the church at the corner of MLK and Raleigh Blvd).
i cant tell exactlyâŚapprox 100 units all with garages and likely cars? so is this another instance of possibly 100 or more vehicles flowing outward from downtown and inward during peak hoursâŚto various worksites in raleigh? curious, if only 10 percent of these were built with garages⌠would the buying clientele most likely work downtownâŚand, walk, bus or bike to it??

The Gray, is that what this is called? The old bus lot between Person and Blount, seemed to be moving a bit slowly but now theyve got stacks of trusses waiting to go on site so I think a couple more buildings are going to start going up this week.

Still finishing site work on the posh townhomes, I forget the name. National Rent-A-Fence doesnât sound right.
The Summit at Sawyer. These moved really quick. I know the original target for opening was this fall, but they could honestly be done by May. Look really nice, too, although I honestly wish theyâd used a third color like a dark green or something.

What I canât get over is the property taxes. My Alabama eyes are bugging out. I pay about $400 a year!!
They are going to be gone soon for sure, especially if they have put all of them on the market at once. Alas, I suspect that theyâll sell them in batches, with each batch seeing a price increase.
