Dukes at City View popped up on Redfin today. Looks like they’ve sold 3 of 8 already. Going for a respectable 1.27-1.33 mil

Given that they are across the street from The Fairweather, they are sadly ordinary in design. I would have rather seen something more contemporary here like the ones next to Transfer Co. or the ones on St. Mary’s street.

I think these are pretty attractive! Better than the ones across West. Though I am on the record as not particularly liking “contemporary” residential design - it’s like modernism without the restraint. Just haphazard shapes and materials thrown together.

Either way, at street level they just face the big grass hill and grey parking podium of the Fairweather, so not much to pick up on without looking up.

oooof. Brick as wallpaper is a pet-peeve and looks cheap. It should always turn the corner.

Hopefully this was just a snafu of only looking at 2D elevations… But my hope dissolves realizing this rendering is public and the builder certainly reviewed it

Current zoning: Residential-10, Neighborhood Mixed Use–3 Stories–Urban Limited, and Neighborhood Mixed Use–4 Stories–Urban Limited–Conditional Use (R-10, NX-3-UL, NX-4-UL-CU).

Requested zoning: Residential Mixed Use-3 stories-Conditional Use, Residential Mixed Use-4 stories-Urban Limited-Conditional Use, and Residential Mixed Use-7 stories-Urban Limited-Conditional Use, all with the Transit Overlay District (RX-3-CU w/TOD, RX-4-UL-CU w/TOD, RX-7-UL-CU w/TOD).

Approximately 1.99 acres are requested by Lambert Development South Street & South Street II, LLCs and Ralph Edward Hunter, Jr. to be rezoned. At this point, rezone it for whatever they want and let’s get moving. Hopefully someone commits to building something. That hole brings down the entire area.
