The future of downtown's historic neighborhoods

Raleigh has tried to require this with past iterations of the UDO, but the city attorney has ruled that it runs afoul of state laws that prohibit aesthetic zoning. IIRC, this specifically happened with some prior iteration of the Cottage Court code, which required such units to have front doors facing the street.

I’m still doing this anyways in my projects, because it’s the right thing to do, but it does introduce some complexities into the plan.

Great to see this outcome from 2 units. I actually tried to figure out how to get more density on one of those lots, and it was really hard. But, when they got 2 lots it opened up a lot. I will be interested in the price too. Brand new SFHs go for $700,000 to like $1,250,000 around there. Brookside Bodega and the stuff there have really made this into an area people want to be in, and I guess it is just past the core Mordecai stuff near person st. I always joke with people that everyone new moving into my neighborhood on the other side of Raleigh Blvd. wants to live near Brookside but ends up only being able to afford living over here.

Saw these signs start to pop up. Lots of doom mongering about something that is likely going to be pretty innocuous. And it’s replacing mostly parking lot.

The plan is to increase density where there currently is massively underutilized open space and a handful of old apartments scattered around. God these morons are idiots.

Some of the people leading the charge on this from nextdoor.com keep mentioning how the city just did a road diet, like a 4 story apartment needs some huge road or something. Would be a good little next increment jump up in density for the area imo. Very walkable and bike able area to lots of stuff.

Oh look, somebody made a yard sign.
That said, I have to laugh at how much was crammed onto it. I also have to laugh that they think that they can vote their will to happen. Therein lies the real problem with the CAC model. They think that they can micromanage their part of the city.
Also, I have to laugh at them listing 65-75 feet tall as some sort of crisis talking point.

Probably the same ones doing the “NO to North Hills rezoning “ signs I see popping up.

Some lady on Nextdoor was calling it ‘mini Manhattan’ and ‘Manhattan South’. :man_facepalming:

My guess is she’s never actually been to Manhattan.

Yeah we’re far away from Manhattan and it’s Lower Manhattan not South Manhattan.

Should I download Nextdoor and debate these folks im debating this.
