A Whole Foods, Target, or Walmart would suffice depending on the size of the retail space.
Doubt whole foods is gonna move there. They had plans to do by Meredith that they abandoned. Same with Trader Joeās and Target, locations already too close. Would still love to see a regular grocery store or anything like that here.
Absent a grocery store what is very helpful on the east side of downtown is to have a decently sized corner store in the form of an urban-sized Dollar General (DGX) as a ācorner storeā.
That store and the Sir Walter coffee shop are in about 6500 sf per iMaps. So maybe 5K sf for the store. Suspect that The Edison has their rent reasonably set as an amenity as their prices are identical to their more suburban locations. No real DT markup.
When built out this subarea could surely support that use, particularly with Dix next door. Key is walk-in instead of drive-in so parking not needed more than any other retail use.
Lot of daily/weekly needs can be procured in the DGX.
This part of town absolutely needs a grocery store ASAP

I donāt think the retail space is big enough to be a grocer. My guess is that itās about 20,000 square feet. could be an Aldi or a Trader Joeās, but Iām guessing bars and restaurants which tend to be more lucrative.
If we see a grocery store around here, it is likely to go in a spot that is highly visible (and easily accessible) to the Dawson/McDowell connector and the approximately 40,000 people driving by each day.

Way smaller footprint, and an oddly shaped lot - you gotta think theyāre planning on the MASSIVE parking deck in this forthcoming 3rd tower will be used for both.
I agree that a grocery store here is unlikely, and I also think that they arenāt necessarily planning for one huge retailer here⦠itās just as likely a placeholder on their plans that could be subdivided. They clearly wouldnāt have 9 double doors for one retailer.
That said, 20k is enough for a good number of urban-format grocers. The proposed (stalled? canceled?) downtown Durham Fresh Market is the same size. 20kās too big for a Trader Joes (the ones in our area are closer to 10k) and too big for Aldi as well, but would be perfect for a Lidl.
The parking deck is 702 spaces for 525 units/717 bedrooms. Thatās not really a massive deck.
Compare with 663 spaces for 336 units/433 bedrooms in Rockway Phase 1 which does have extra capacity for future phases.
Maybe not these projects but maybe some project in the future will include a grocery store. I would personally kill for a closer H-Mart.
American grocery store produce selection is awful, the Peace Street Publix produce section is garbage.
However, Weaver streat has a much better selection of produce than Publix, with a much smaller footprint. There are quite a few grocer options available.
Get the West Street tunnel built and Weaver Street becomes a more reasonable half-mile walk from this area.
If only the farmers market was open until 8-9pmā¦
The farmers market should absolutely find a stall/space inside that can remain open while the main market shuts down.
Yeah but not everyone can afford to spend $10 on two tomatoes. Also, technically, the farmerās market should only be what is grown here and H-Mart has a massive variety of produce not grown in NC.
What tomatoes are you buying?
Itās not difficult to imagine a grocer in the greater S. Saunders corridor north of DTS. I would just hope that one would be accessible by foot in addition to by car like the Publix is in Smoky Hollow.

The Park City/Rockway Phase 2 rendering is outdated. I believe the building will have a larger footprint but will basically be a 5-over-1 which is different from the originally planned tower.
Youāre right, and thatās noted on the image. I looked around for a site plan and couldnāt find it, so I left the old 20 story building āPhase 2aā in place for now.
The Phase 2 building announced so far, āThe Heathā has 350 units and is shown fronting South Saunders Street in the only rendering of it that I can find.
Kane has also talked about another 200 unit building in the works.
These buildings, plus the 335 unit Rockway, add up to 885. The Park City South master plan that is currently in effect calls for a maximum of 975 units across all phases.
Hotel, retail, and office are also allowed uses per the master plan so we might see some of that in a future phase.
