That new South St tower is really doing some heavy lifting as far as increasing an appearance of density!
I know itâs important to many to have a prominent skyline but I continue to care more about actual density, not the appearance of one.
Some of these substantial edge projects stretch the boundaries of what can be part of the contiguous urban fabric of dense development in the future, but they arenât necessarily immediately contributing to the density and experiences in the very core. I am not against this project at all, but I donât think that it is yet contributing to density as measured by a reduction in automobile reliance in the same way that 400H or RUSBus do.

Clearly itâs fine to have both, but this particular project isnât going to compel more retail and services in the walk shed of the named downtown districts. While close, itâs not even in the official downtown boundary, and it isnât particularly walkable.
At the end of the day, I prefer development thatâs going to get more people out of their cars and onto their own two feet.
