Peacox Market is a good example of restrictive zoning making it difficult for folks to restore legacy land use. Jessica plans to reopen her family’s corner store, but had to go through 3+ years of rezoning steps because it did not stay in active use and was no longer permitted under current zoning. We need to make this easier, I tried really hard about two years ago, but community pushback coupled with restrictions in state law of what type of retail can be provided makes it a challenge to accomplish.

You can see the entrances on the first image bottom left and last image bottom right. This all looks like it jives with the ASR which shows the same locations and shows 8 floors of internal parking structure. Well hidden but it’s there.

Am I a dunce – in the first image, what is the building to the right and behind the main rendering? It’s giving me Hunt Library vibes and that intrigues me.
Not yet announced phase 3 here… probably just a filler massing, but kinda looks like ~8 story office building - a diversity of uses seems like a good idea here.
So much density once all these projects are built. I hope we can expect a grocery store to eventually be built in this area. Maybe a Trader Joe’s at the very least. Lots of them are built under block apartments, south of downtown Charlotte has one.
