Village District Developments

Per iMaps tax info there are currently 28 units built in 1950 with a remodel noted in 1980.

So slight reduction in unit count. However had been eyeing these units while walking by as overdue for redevelopment.

Better parking arrangement and stormwater management as well.

That’s unfortunate because this is an example of a walkable location where I think the city should endeaver to stack more housing.

Zoning is RX-3. Seems like a good compromise for missing middle transition to SFH neighborhood.

Well… Missing middle with a $1MM+ price tag that is. (not that I wouldn’t love to move back to CV, but that isn’t in the financial cards for me)

When that’s outside of downtown proper like this example is, I don’t disagree. When it’s in downtown proper, I disagree.

Didn’t realize they were abandoned. Interesting. They’re definitely pretty dated looking and not particularly attractive as it is. Happy to see something better coming, especially to pair with the new hotel across the street.

Agreed. Used to live around the corner on Nichols and walk my dog through this area a lot. Those buildings have been cleared out for a few years now - broken windows, tons of weeds in the grass out front, etc. Will be nice to see these developed into something after having sat there empty for a long while.

“missing middle” refers to the housing type/density/form not the price. Sometimes those characteristics are related but not always.
