Question? What’s vacancy rate? If those places are full, close to full or half full then the market is doing the job, unfortunately it’s just not renters market, and I have been around long enough to see it change, the issue is Raleigh short inventory.

New Student apartments next of ASU in Boone 1 to 4 bedrooms. I think that is down from last year as there have been several large complexes opened this year. Sometimes market forces can be your friend.

Here’s the second apartment lot - starting to dig down and drill some shafts.
Didn’t walk over to take a picture, but driving by, saw they’ve got a solid start on the core of the hotel

I guess these apartments are being built the one with the cranes and the other one just finishing digging
Gotta imagine after all these low and mid-rises go up, the long strip up at the front of Seaboard (parallel to the gas station) will be redeveloped, as well as the surface lots in the back of Seaboard, and hopefully go to 20-stories as well. Then imagine how dense this area will be whenever those state-owned lots across the street from the gas station get redeveloped!

Highly doubt that will ever happen for a looooooooong time, so expensive to redevelop gas stations with the extensive underground cleanup that has to be done. At least it serves a worth function right now, but def wouldn’t mind it going away at some point.
Believe me that I am not holding my breath.
I’ll be happy to live to see the day that Devereux Meadows park is complete, along with SH3 & possibly 4, + the redevelopment up the hill on West St., north of Peace. Zimmer and anything east of it would just be a bonus.

Rebar for the support columns are already rising above the fencing. Should see some floors going up fairly soon. A bunch of cement trucks have been in & out over the last several days.
