William Peace and Seaboard Station

RALEIGH, NC (APRIL 6, 2026) – Hoffman & Associates, a nationally recognized developer of mixed-use and residential communities across the Mid-Atlantic and Southeast, today announced a new retailer joining Seaboard Station as construction begins on Phase 3 of the neighborhood’s expansion. The Swing Bays will add an indoor golf venue to the growing retail corridor at the north edge of Downtown Raleigh.

Located at 802 Semart Drive, Phase 3 will reimagine roughly 20,000 square feet, further expanding Seaboard Station’s pedestrian-friendly retail corridor. The latest additions build on the neighborhood’s strong momentum following the successful delivery of Phase 2 in late 2024, which introduced two new residential communities, The Point and The Miles, alongside a Hyatt House hotel featuring a rooftop bar and restaurant, High Rail.

Golf sims are the new vape shop… but in all fairness, with all the golf bros here, Pinehurst close by, and so many other good courses around, it’s pretty obvious why these places keep multiplying

I seem to recall one opening on Cabarrus and Dawson that… didn’t make it very long. Can’t imagine how multiple golf sim businesses will fare any better lol

Well damn excuse my ignorance. Good for them. But still boring AF to see so many more popping up now lol

My read is that entertainment development is driven by fads. For things that don’t require a lot of capital, they really spring up in waves. Whether it’s golf simulators, axe throwing, escape rooms, etc, once a new formula is found that “works”, all of a sudden hundred of them spring up overnight. A bottom dollar upfit of an existing retail space and they’re set. And then when the fad is over, be it 3 years, or 5, or 10, the owners and investors are well in the black and ready to move out and move on to the next fad.

For things that require a bigger capital outlay, like movie theaters, bowling alleys, top golf, or even amusement park-style things like Frankie’s or bigger, the process is much slower and more deliberate.

If I were an avid Tennis player, I’d be losing my mind over this Temu version of Tennis taking over all the courts. Anyways, back to Seaboard, the fencing expands over the whole property so this looks like where it’s going:
