Hearst has some weird art deco flavor to it to me too…sort of a cousin to the Batman Building. It feels like Gotham and Gotham is Art Deco at its core. (As a reminder I don’t know jack about architecture but try to read, learn and understand what I am looking at)

Hard to keep track of all the 40-story re-zonings. This one, smo ho 3, zimmer, rusbus, creamery. Am I missing any? Hopefully some of them actually get built.

Are all these rezonings just exercises in increasing the property values? Yeah, I know that some of them are real like RUSBus, but some of the others are just feeling like property value plays. That said, a 40 story tower here would really change the skyline by pulling the eye westward.

As a REIT, I’d bank on this being a value play with no intention to develop. That said, perhaps it’s an approval, sell, develop.

Highwoods’ 40-story rezoning at Harrington & Hargett is on the city council agenda today. I would think it should be fairly smooth approval? Mostly because nobody really thinks anything will be built here right? (Also, kinda weird I don’t remember hearing about affordable housing requests with this one like with Kane, RUSBus, CAM, etc rezonings? hmm)

Given the PC unanimous approval, the fact it’s consistent with all of the plans/maps and it’s a good distance from any neighborhood to complain about shadows, I think this one gets an easy approval. Probably 1 “no” from you know who.

Isn’t the SW corner of Hargett and Harrington The Dillon? Do they mean SE?

Assuming it will be approved without difficulty. Hoping they either swiftly turn around and sell to an actually serious developer who will build to the full 40 story potential, or else actually finally do something themselves. Not holding my breath for the latter.

NIMBYs can rest easy. Highwoods seems to only want to development things in Nashville and other cities that don’t start with the letter R.

With Highwoods, you’d be surprised. Check out the history of the GRAVEL PARKING lot next to the tallest building in our city (look up Edison lot). It’s absolutely, ridiculously stupid.

I always wondered about that lot. Seems so stupid to have a damn gravel lot on what should be the one of the most prime pieces of land in the city

It’s also only zoned for 20 stories and they haven’t bothered to request a rezoning and instead just keep trying to pedal this generic 20 story rendering they’ve updated once every 5 years to whichever unicorn will lease space before they even put a shovel in the ground. Such a joke.

If not going big there, might as well just be another 5 story one of our favorite apartment things so they don’t have to worry about it being seen.

But until then what should be one of our most lively corners is just kind of a weird thorn

Edit: looking at the size of the lot, a twin Skyhouse may have made sense

Exactly. And guess what they did on the other end of the lot (on the other side of the parking deck)? A 5 story one of our favorite apartment things, which also happens to be one of the ugliest in the city (The Edison). It’s a complete waste of space, and the sooner they sell the remaining lot next to SkyHouse, the better.
