Like rental zoning? That could maybe control prices of apartments with rent.

BOA variance case was withdrawn yesterday. They will build without needing a variance approval.

What was the variance they were seeking?

ASR Review Date of 07/07/2023. Whether it passes this one or not seems like there’s some progress on this one.

With the proposed development at The Depot, I’d love to see this rise at the same time. I’m sure that @OakCityDylan and @svp would also love to see this developed as well.

The way I read this is the seller couldn’t make the development deal work and thinks the land is worth more than they paid in 2019. With high construction cost, large supply of luxury apartments, and interest rates, I’m not sure the land has appreciate how they envision it.

(Side note, I am still waiting for States/Cities to “correct” their appraised value of real estate, I’ve seen properties trade for below their appraised value and it’s partially misleading and inaccurate to property owners with so many high appraisals)

I would like to see land trade lower to keep project costs down and (hopefully) prices of the product lower as well.

However I think this site might be better suited for a hotel. It is 1 block to the convention center across from Red Hat amphitheater (even when it moves a block away) . Think it would be good for a hotel like the new dual brand Tempo by Hilton etc.

It would be great if this lot was split into two-to-three lots to make this land affordable for local and smaller developers to buy.

Mixed feelings but in general, yes. Bring the density and activity vs dead block!

The mixed feeling is just the selfish/personal impact this could have from a view perspective. We purchased our unit at The Fairweather with the amazing views of downtown and knowing with the substation across the street we had a LOOONG time before anything would block that view. This particular development does stand to impact the view but about 20% of me would be against it for those selfish/personal reasons but 80% supportive for it and happy for the improvement in the area.

At least I’m being honest! If those fearful of shadows and blocked views were similarly honest with personal vs city impact, maybe they’d support development the same way. :joy:
