We’re already dealing with the DEEP SHADOWS for hundreds of seconds that the obscenely tall sky scrapers downtown casts as the sun is rising in the morning.

The proposed developer now selling Taft Ventures out of Greenville ,has never built a high rise they have only done stick built 4-7 story apartments. I think this might be too ambitious for them and lenders may have agreed. So list it for sale and let someone else do it or build a hotel there.

I recently noticed a tiny “available” sign at this property, and Atlas Stark has listed it for lease on Loopnet: 301 W Cabarrus.

The flier from the listing notes the following as highlights:

  • Adaptive Re-Use
  • Available for high-end retail, creative office, and F&B
  • Renovations underway
  • Ample on-site parking
  • Located in Downtown Raleigh’s “Sip n’ Stroll” district

I’m guessing the big project here isn’t happening anytime soon.

I try not to be a Debbie Downer on here much, but I can’t get excited for yet another yoga studio and coffee shop. If it can’t be the 12-story vision, then I think a live music venue like The Fruit in Durham would have been cool since there’s not much residential directly around it.

It feels like Raleigh’s RE market is just too risk averse for something like that. I do not know much of anything about RE so it’s more vibes based, but Durham seems much more likely to try something different and fun with their existing commercial spaces. They also don’t seem to do a quick “uplift” and let them sit around for as long.

IMO, they are just buying time until it is more profitable to demo and go vertical. They are making some income now with what is already there until the time is right. Not worth getting all worked up about. At least isn’t isn’t another Highwoods gravel parking lot :person_shrugging:

Yeah, they paid $6,000,000 for the property. Eventually, it will need to be redeveloped to make real profits.

I assume but don’t know (don’t quote me reporters :wink: ) that once Red Hat and the Convention Center expansion are completed, this site will become more enticing to a hotel developer. The residential tower planned here fell through a few years ago (interest rates, financing, etc.) but we are still lacking hotel rooms walkable to convention center compared to peer cities.
