330 W Hargett - Legends block now DX-40

Thinking about the 330 W Hargett project, I’m reminded of your model. Would be even more interesting to see the density shifting westward with 38 story Nash Square residential when we get more details on that one.

Something like this? It’s coming along. I’ll put in 3 Glenwood and Seaboard… If the Moore Square thing is a lock (did they actually pick something?) I could put that on as well.

Appears to have passed the Appearance Commission Review with minor condition of the building having a worker be present when the loading docks are used.

That’s the last hurdle, I believe, to getting building permits.

Hopefully we get to see this project rise as soon as possible.

Next Plan Review Scheduled for 07/19/2023. Hopefully that’s a good sign this project is advancing.

The ASR passed today, which is great news. Originally submitted on 7/14 of last year.

Multiple reviews. It took a year to get final approval.

Is there any indication they’re going to actually start building soon? So many things seem to be on hold even with permits ready.

We’ll see if they go ahead and apply for the site permits, which they can do after the 30 day appeal period.

Given this is ALL residential, my hope is that it’s more imminent than other projects! Developers should know by now they cannot fail with residential in Raleigh.

I love all the residential units this project will bring, but it’s such a shame this will come at the expense of one of the only remaining gay clubs downtown.

They’re going into the new building, right? I think they’re involved with the redevelopment.

That’s the word on the street. Hopefully it’ll be a sufficiently large and interesting space, not just a basement.

Also kinda hope that they can relocate somewhere during construction.

Update: Legends found a new space. Different block but staying in Warehouse District.
Thus after the move (summer) I assume additional progress to occur on the block.

Article hints that they’ve been trying for a while but the delays have been due to a commitment to stay in the Warehouse District. (A laudable goal, given the district’s history in the early days of the local gay community.) Glad they finally found the right spot.
