Raleigh still has express review. All digitally done online (BlueBeam) now but explaining what is needed to consulting engineer so plans can be approved/issued makes faster than giving code references. Usually minor items that can be fixed. Before they were red-lined and stamped/signed.

I did see proposal for 12 story across from 330 W. Hargett Street. Parking lot @ 327 W. Hargett for 1st floor retail with 5 floor parking deck then 6 floor office. We will see.

This one? Highwood’s Peter Millar tower? Kinda disappointed if that ends up only 12 floors.

Not every building needs to be a “skyscraper.” 12 stories is good height in the Warehouse District, and filling in a surface parking lot is always a win! Let’s hope for some good retail. This area has become a great spot for foot traffic in the city.

Mass timber is allowed up to 20 stories! There’s a cool 12 story timber office building near me.

I do agree that anything over a surface (and gravel, at that) parking lot is better - just beyond sick and tired of the fat box on a fat parking deck model we’ve seen over and over and over and… over and over and over again. That’s all.

I’d prefer option 2, we haven’t seen much office focused development in a few years. If the market could support a 40 story building, we’d have one by now.

We shouldn’t assume that every 40-story rezoning means they plan for a 40-story (or close) building. Our code allows for 20 or 40, nothing in between. I suppose in hindsight they could’ve rezoned for 20 stories here since they’re proposing 12 now, but it’s a downtown site and I understand if you’re not sure what you’re going to build yet, you ask for the maximum to give flexibility. IMO we shouldn’t have height/story limits downtown. Just build what you want, but that’s another discussion.
