401 West Cabarrus Apartments

Thank you for that information. At $6M recent sale in Jan 2024, it is hard for me to believe that they would already be selling. So maybe it is the foundation design. But who knows. Anything is possible.

Just wondering if anyone has heard any updated news on this project? I am very very very anxious for it to get going. Last I heard was that the lease was up December 2024. But I have also been told March of 2025. I know it is in ASR with 12 stories and the development company is now in charge of proceeding forward. But no idea when or what that may mean. Anyone else have any news?

They have a review scheduled for the ASR on September 9th. No movement on permitting yet. Could be waiting to get full ASR approval first :man_shrugging:

I wonder how much of the previous design is changing now that the whole site is zoned up to 12 floors now. (The previous design maxed out with the step down to 5 floors.)

I would expect whatever ends up being built at this address to look completely different than any rendering you’ve seen so far.

And will look better than what is currently there. Run down and unkept buildings that would be better as a big gravel paid parking lot (don’t hit me).

I’d support a gravel lot here vs current situation with no hesitation. I may subsequently make fun of said gravel lot and developer/owner at the same time I’d hug them.

From this N&O story it looks like the shelter will close by end of the year and construction start on this new building in early 2025.

FINGERS DOUBLE CROSSED. :crossed_fingers: :crossed_fingers:

Can we cross crossed fingers? I bet we have 45 x 10 x 1.5 fingers to cross just from the Fairweather alone!

And I dare ONE resident (including myself) to complain one minute about construction traffic, construction noise, construction dust, construction anything. I will be mute. Or at least try to be so help me…

Not to be cold, but the fact it’s replacing that shelter should help a LOT in that regard.

It’ll be nice to feel comfortable parking my car over there again.

No and I plan to not tell him of such mute button exists either. We will see how it goes staying on the wagon so to speak. LOL.

Actually on the development sponsors’ website: Cabarrus & West - First Form

So maybe kinda close to being real? But lists 225 units instead of the 298 from the most recent ASR?

That may be from where they had the rezoning approved last year for part of the project so it is all now 12 stories. Maybe that is why it is up another 75 or so units on the ASR?

Almost certainly the reason. :point_up:t3:

The latest ASR was still from before the rezoning.

Honestly I don’t care if it is 225 or 300 units, it just can’t happen fast enough for me. It is going to be a BEAUTIFUL GLASS building and that is really all I care about. Bring it on.

Oh definitely hope that they build what the ASR and renderings show!! Changes (rezoning & differing # of units) just gives me flashbacks to other bait and switches.
