That’s going to be a very urban corner of everything gets built. Too bad Cabarrus is supposed to close. Was there any pedestrian overpass in the works if the closure does happen

It doesn’t matter. It only matters if it’s a single block of South St being closed.

I do recognize the humor. But it actually does mean a lot; now that South Street is a done deal I hope they will reconsider the plans to close Cabarrus, or find some way to at least provide a pedestrian connection. Not likely, though, I fear.

There was “supposed to be” a tunnel built under the railroad at West Street to provide access to downtown. I am not sure if or when that will happen. With the thousands of new residents in this part of DTR, I would think some sort of pedestrian path would be left in place at Cabarrus. But I have no crystal ball or bird power on the matter.

I don’t know that South St is a done deal. I hope it is, but won’t be confident until the vote is held.

But yes, I’m being facetious. Cabarrus and West need connectivity, and it seems like it’s all tied up in bureaucracy forever. Which sucks.

The one block of South being closed for the new amphitheater is mitigated by the proposed slip lane that the council will undoubtedly require in order to pass the closure of South. Access to DT is not prevented in the same way by closing that one block of South as it with the closing of Cabarrus at the railroad tracks. It’s a false equivalency.

So the project stopped after those renderings were produced. It later restarted, but with a fully different design team. I don’t know what the new design looks like, but I would expect it to be different than that rendering.

The rezoning on the south portion of the block came with a list of conditions that would have required a rework of the entire site plan.

Good I didn’t like the borg cube. It was rather imposing. I’d rather have 2 buildings with a gap.

I have it on good authority that this project will start demo work in Q1 or Q2 of 2025 with the overall project starting soon after. I am in Boston so I have not gone looking for the ASR to see how far they are in the review process. But all I can say at the moment is THANK GOD. I may eat my words when all that construction dust and noise begins but for the moment, I am basking in the knowledge that a great improvement is coming to S. Harrington/W. Cabbarrus and S. West Streets in DTR.

The original ASR shows as 100% complete. But I had thought someone on here said the design changed after the rezoning?? Even a new architect?

Maybe they just adjusted what was already in process?

Meanwhile, Durham got two 27-story towers because the developer is a local, Duke alumni that loves Durham and wants to see it rise. Wish we had the same league of developers in Raleigh.

Before, the site was zoned half 12 floors, half 5 floors. Guess they wanted it all 7 floors instead and the DX-12 was just the next zoning class up.

I was about to say “This looks great!” - and it does - but then I scrolled up and saw what it was initially supposed to be. Holy hell why can’t Raleigh have nice things???

I was honestly hoping for better design based on what we saw previously but it seems like it just a get it up and done kind of world in Raleigh
