Looks like they need to get an inventive architectural firm in place and figure out how to make the lot work. We have situations that come in every day in Raleigh asking for a variance. Not sure if this would cut muster, but ya know, after tearing down an historical landmark, it would be a damn shame to just leave this block empty. SMH
So not the views of the state prison, not the heavily used double tracked train line right next to it, not the historical building, but rain water run off brings the project to a halt? What a sad state of affairs.
Hopefully someone with a TBJ subscription can detail what their reporting on “work behind the scenes” means.
Former Goodnights Comedy Club in Raleigh still waiting for development - Triangle Business Journal
Here ya go:
“HM Partners and Childress Klein, the developers behind 865 Morgan, have maintained there are no updates to share but that the project will happen. The city planning department said it has not received a request to withdraw the plans.”
This is easily the best part – the reporter is speaking directly to this group!!
First line:
Don’t worry, the longtime home of Goodnights Comedy Club in Raleigh wasn’t torn down for nothing — it just might be a while before dirt starts moving again.
They are a serious developer, they have the capital and experience to resolve this, just will take a lot longer than expected because you would rather slow the process down when it’s costing $50,000/month in carry cost than when its $500,000/month.
The article also said that they have tweaked the unit count and have moved the pool in one building from the ground to the roof. They added more one bedroom units and reduced the number of two bedroom units.
The pit on South Street/Saunders says “hold my beer.” Similar situation there, but with less historic buildings (RIP Capital Ice Market, though).
