Accessory Dwelling Units (ADUs)

I believe there is an ADU near my school, NCCU, and I assume it’s a 5 bedroom house because it has 5 mailboxes. It’s crazy to me because the house is almost the size of my house but has 5 people or families living there.

I’m not exactly sure what the purpose of removing the cul-de sac and making this road directly into their two properties is for.

It almost looks like the city owns it, and plans on making what was the cul-de sac into a new home or ADU sized house. They have also been working on this street for months too.

It does seem like there’s more money to be made in the short-term rental market.

I’ve looked into doing an ADU (or two) on our 3 acres and it just doesn’t seem to make sense. From what I’ve heard I’m not allowed to put an ADU in front of the primary dwelling even though I’m on a large, mostly wooded lot. I could subdivide the lot and put a tiny home on the subdivided parcel, but I think I would then have to pay additional utility connection fees. Realistically I think I’d be looking at $100k+ for a completely finished, ready to occupy tiny home.

Meanwhile, my mother, who is also in Raleigh, has put about $2,500 into an unused bedroom, bathroom, and loft area to set up an Airbnb and has made $1,000 in her first six weeks of hosting. And she is not in a super desirable or walkable area.

I think Raleigh needs affordable housing more than it needs additional short-term rentals, but at least in my situation an ADU doesn’t seem to make sense.

City Council vote will be X-1, obviously. Cox can’t have tiny houses in his city.

See UDO sec. 2.6.3 for ADU. The ADU has to be part of the main lot. Splitting a large lot into two is the same as 100 acres becoming 200 lots/home sites in UDO. Also see all the text changes TC regarding ADU.

You’ve heard of ADUs, but what about ACUs?! Accessory Commercial Units! Hopefully coming soon to residential districts surrounding downtown.

Here are the rules:

  • Are built or established in association with a residential structure; can be either internal, attached, or detached.
  • Are smaller in size than the accompanying residential structure.
  • Have limited operations as compared to a standalone business.
  • Are used for retail, personal service, eating establishment,s or some other type of business that is of general benefit to the surrounding community. Industrial or heavy manufacturing uses are typically excluded

Not sure if you were referring to this, but I believe the city is also working on allowing corner shops to come back as well - with the example / case study to be at the corner of Fayetteville St & Levister Ct. next to the greenway & Walnut Terrace.

I was just referring to greenway adjacent business of all sorts - bring it!

I agree with @OakCityDylan. First thing that came to my mind was a microbrewery or a speakeasy for something like this.

I would love greenway and park adjacent businesses. I would love to eat lunch at Shelley Lake or the Museum of Art Park (I believe someone mentioned they do have a cafe there).

Crabtree Creek Trail does have a good amount at least biking wise. I’ve gone to Wegman’s and the surrounding businesses by using the bike/greenway (technically I’ve walked there also). There’s also some businesses that run parallel to Six Forks Rd which is close to the greenway.

My Dad’s older cousin (now deceased) owned an ADU similar to the ones posted, he had a printing business attached to a home he rented out to people. I believe that it was the first black printing press in Raleigh or NC, not sure, I need to do more research.

That would be amazing. The stretch of the Atlanta Beltline around Ponce City Market with all the shops and restaurants fronting it is one of the best parts of the city. It feels really unique and they’re clearly working to expand it.

I am absolutely THRILLED by this and hope we will actually see some of these types of businesses come to life. To me, this is one of the most charming aspects of older cities that I always wish we had in Raleigh. It adds an extra layer of texture and vibrancy to neighborhoods and I love the idea of a small coffee bar or walk-up brunch spot on a mostly residential street.
