You’re right, this will be great for also watching The Wilbur (if it ever gets going) and the Advance Auto Parts tower in North Hills (more than half way up). Although both of those should get blocked out once this is up about 60% or so…

Hold up- 665-car garage meaning the 9 story parking deck that’s going up where Allen’s Auto and that old brick house were… right? Has to mean they’re going to build both at the same time, like they did with Tower 1 and the hotel/deck. So probably two cranes going up around the same time across the street from each other. Just hoping the retail space in the deck is small enough to encourage smaller/localized businesses, and not chains- otherwise that whole thing will be a complete waste (as in, I’d rather have kept an old house that could have been activated more- as exemplified by the amazing Ancillary Fermentation event there- and the empty auto shop over a massive parking deck with boring chain retail/restaurants).

Really shows you that to create a vibrant area, you need to sacrifice an equal amount of other area in the age of the automobile. We cannot ramp up transit and ramp down parking reqs fast enough in my opinion.

And I know they’re just renderings, but for the love of god can we please move past the open floor plan office trend? Those looks like some awful places to work.

@dtraleigh, excellent point. In this overview we can see how much space is lost to auto storage.
At least the Dillon has the parking in the pedestal.

But below the Dillon and to the left is the giant Citrix garage, then Tower 1 (behind it is another huge garage, at least wrapped on side by a hotel) and then to the right of Tower 2 is Block[83]'s other garage.

The office towers are maxing out the zoning height here. I wonder if they would’ve built the office floors on top of parking if the lots had been zoned for 20 floors.

I was thinking the same thing. I’m almost sure they would have build over the parking if zoning would allow. Would have had 2 20story buildings instead of 2 10 story stubby ones. Also would have left the parking deck land open for more buildings and bet with speed in which they leased out first building would like to create more office space to lease.

On the flip side, if/when high-density transit slices through Hillsborough and other spaces, those Tinker block decks can come down pretty fast with more infill development opportunities.

Think of it as land banking. Then, I can be good with it for now.

I think that our city has a lot of surface parking. As imperfect as it may be, I’d like to think the trend is for parking decks and more buildings and fewer surface lots. I’m ok with this direction.

The original plan was a taller building with parking built in. That’s what the developer said at an event about the project, so the restrictive zoning pretty directly led to those standalone decks.

Now, take this money shot and pencil in RUS Bus and Kane’s Clancy & Theys redevelopment…

To add insult to the injury of these decks is the single use (or possible single use) of them. Is the Citrix deck open for public parking after working hours and weekends? Will the two decks associated with Bloc83 have general public access in the same manner? I’m guessing that they won’t, but hope that I am incorrect?

It’s like five people that get an outsized voice because of antiquated city processes, not all of Boylan or even a majority I suspect. It also seems like Kane hasn’t done a good job of explaining it’s either rezone or get whatever the UDO allows for across the entire site.
