What they’re saying: Steve Chew, a co-founder of BuildOps, told Axios that the company has not yet signed a lease for an office but wants to be in downtown.

If they want brand new space their choices would be 400H or 421 N Harrington (Smoky Hollow). Citrix building maybe way too big for this operation and not sure if that is for lease or just for sale.

How many jobs did Citirix have in their building? If this is 291-jobs, seems like that is the right size, unless I am overestimating.

No Citrix is huge, ~185K sf. You can fit 291 employees on a few office floors, especially if some are partially remote

I am thinking they need 30-40K sq ft worth of space tops as they have only 2-3 days in the office it said in the article. So a good full floor tenant maybe at Smoky Hollow or 400H if they want brand new space.

Yes taking their old 26,000 sq ft space. Must have wanted space with character that is what the Triangle Business Journal is reporting.

Yes at the Creamery is the word on the street. I would assume they are very much okay with the new tower being a part of it and who knows maybe they will move into the new office portion someday there. I checked out their office in Santa Monica very modest class B looking building but I am sure it is expensive.

I can’t read the article but it does mention as a teaser, " A federal agency will be shifting a large number of jobs to Raleigh."

Here are some highlights:

  • The U.S. Department of Agriculture (USDA) has named Raleigh one of five new regional hubs as part of a major reorganization intended to bring the agency closer to the communities it serves.
  • The move aims to decentralize the USDA by relocating many of its Washington, D.C.–based employees to regional hubs in Raleigh, Kansas City, Indianapolis, Fort Collins, and Salt Lake City.
  • Raleigh already has 6 USDA offices and they didn’t say how many employees would shift from DC to Raleigh.
  • People in Raleigh only know what was in the press release from USDA.

The article mentions that USDA headcount in Washington, D.C. is expected to decrease from 4,600 to 2,000 employees. That is a reduction of 2,600 jobs in DC.

I have no idea if all of those will be replaced (If I had to guess, I would say no, and that there will be an overall reduction, not just in DC). But, if they were just going to move the jobs, and you divided that number equally by the five new hubs, that would be 520 jobs at each…

That’s reassuring, hopefully that will increase their attendance at the Farmers Market. Right now, if I request a federal inspection on questionable product, I’m lucky if someone is there in a couple days.

Yeah, this sounds more like a way to force a reduction in headcount without coming right out and saying it, similar to the RTO (return to office) orders many tech and other corporations been doing recently. Basically, a soft layoff: a convenient way to reduce headcount and expenses without having to pay severance or announce a layoff and deal with the ensuing negative news cycle.

Dis we ever get any numbers on how the NC DMV headcount was affected by it’s HQ relocation to Rocky Mount?

many Raleigh-based workers who were eligible to retire decided to do so rather than move or commute to Rocky Mount

I don’t recall seeing an exact number, but this article NC DMV headquarters shift out of Raleigh nearly complete - The Coastland Times | The Coastland Times says there was a 27% vacancy rate after the move. For 500 people, that’s around 135 empty slots. There are always some vacancies but it’s safe to assume that most of those 135 are people who quit rather than relocate or commute. What we don’t know is how many people quit in the ensuing months as soon as they found another job in Raleigh.

Your point about soft layoffs is bang on.

Hopefully it can help counter some of the upcoming losses that RTP will face after the downsizing of the EPA in RTP?

Not sure where to put this the Triangle Biz Journal had a story about the 173,000 sq ft Citrix building that has been on the sublease market for a couple of years. (that means Citrix is still on the hook for the lease until 2029) To summarize the building is too big for many tenants but it was mentioned someone local could snap it up.
These are my comments: (To me that is the likely situation and I will suggest this is my opinion someone like First Citizens Bank a top 20 bank but not really any showcase building in their own hometown or even expansion space for SECU) (Or here is another entity the state of NC should buy it at a discount and use it for state offices before building any more buildings)

Waiting for some white knight from out of town to come into town and lease or buy it is a long shot in my opinion. When Centene a F500 company built a 700,000 sq ft new office building but never moved in many in Charlotte said the same thing. In the end Vanguard an in market already tenant bought it for pennies on the dollar and moved their 2400 employees from leased space into the building.
