It’s the parking lot across from the current Legends. They’ve been sitting on a plan for that site for several years. It’s my understanding the plan includes more than just office space, but they wanted an anchor office tenant before starting (plus the general “market improvements”). ![]()

That render would look a hell of a lot better if they just stuck to one of the red/orange colors for the whole thing but sure, why not!
That 115,000 square feet seems to be their warehouse, so I would guess that it wouldn’t be moving that much space to a tower, but keeping the warehouse in Durham and more likely just adding to that with a much smaller amount of office space in downtown Raleigh.
Before yesterday I had barely heard or Petar Millar, and not they are building a headquarters building downtown.
Fingers crossed on this one. Small flag ship store, corporate offices, maybe branded condos or aparrments, ah to dream….

The article says they are looking for 90-100K in space so idk how much office vs retail.
What a tremendous win this would be on multiple levels! A new office building on a lot that is mostly surface parking. Not only that, but anchored by a local lifestyle brand! I hope it happens!

I wonder if these are separate considering 333 Hargett is the former Vita Vite location while 321 is the empty lot next door.
Out of curiosity I went into chat gpt and plugged in the acreage of the site mentioned in the tbj article, added above ground parking on a pedestal, because this is Raleigh & outside of a few developments that’s what we do here, added ground floor retail, 100,000 sq ft. of office space and for fun 350 residential units & it said that would equate to a roughly 21-24 story tower. Would be amazing if something like that came to fruition.
And that’s just with that one office tenant. If they built more space speculative, it could go higher. It’s currently zoned for 40 floors.
Maybe someday before I’m dead, we’ll see a developer actually build a 40-story building in a lot zoned for 40-stories! ![]()

Peter Millar currently occupies a good chunk of the “Junction at 5 Points” or whatever its called, behind Bright Spot donuts. So they are already sort of downtown adjacent. Not sure if thats their main space or not though.
