Oh I guess I should’ve checked out the link as well. That’s wild! That guarantees something BIG and multi-use will HAVE to go here, to maximize their ROI. Also re: the “what if” render^^ I do appreciate that it essentially keeps all/most of the existing warehouses and builds up from the center of the plot, with the OG warehouses keeping the street experience the same. Huge win-win if this comes to fruition as the render suggests…

I could be wrong and don’t have the time to scroll up and confirm at this moment but I believe that this was just a conceptual massing sketch and there’s no firm plan here yet.
I’d love to be wrong!

Saw this rendering with image titled CAM and dated from June 2023. :thinking: Guessing this is the view from the southwest corner? Beautiful tower, terrible podium, horrendous street level.

Not my favorite, but I do welcome the interesting roof structure. We need more than flat topped boxes (ahem RVA!!!). This would give us a little flare to our skyline if it were to ever come to fruition.

There’s 3 interesting buildings in that pic that don’t currently exist. I’d take all of it as a huge win.

The jinga-style/Wachovia-esque one is particularly interesting.

Mid-2023 is like a whole different market than currently.

yeah this would be a serious downgrade from what’s there now. idc what happens above if the street-level experience is worse. Wonder if this is a lazy nod to CAM’s canopy at the crown of the tower though.

Yeah no kidding. All these proposals for taller buildings and non actually materialize and people say, “na it’s ugly”… lol only 20 stories get built in Raleigh. Market isn’t there yet. Markets for cities like Charlotte, Austin, Nashville are primed. Raleigh’s not there yet but anyways, go Canes!

The top is great, but that is not where 95% of people interact with the building. Look at the blank 1st floor walls. Is that what we want a block from the train station? Great soul killing blank walls?
Cities are not just skylines.
Street activity is what people remember and enjoy.

This is how people actually experience cities outside of renderings in online forums. Street level is the most important part of a building. CAM is downtown Raleigh’s best work of architecture and its only design by a world-famous architect, so I believe anything that replaces it should be held to a high standard. A faceless parking garage here – even if the other side of the building is much more open to pedestrians – would be a travesty.
