Which goes back to John’s point, the level of public scrutiny drives the level of review and permitting. We’ve seen how the political pendulum swings when the throttle is left too wide open, we get an over correction the other way.
To me one of the best things out of this project is that Raleigh will supposedly sell some of it’s downtown land assets to help pay for it. Hopefully that will encourage more new construction in the future.
Do you have any idea where some of the land is that’s slated to be sold off? I’d love for the city, county, and state to sell off land and consolidate their operations. Hopefully one of those parcels will allow for Smoky Hollow phase 4…though I think that area is county land???
The architecture firm they hired doesn’t do many square towers, so we are in good shape there. Let’s hope they can thread that needle eye between innovative, but not to edgy, because goodness knows there will be a rebellion if the building is to wild, edgy or innovative.
I wish they’d just pick something cool and skip the public input. Saves it from getting watered down and speeds up the process.
How long does Raleigh need to plan their campus?
Of course it takes more planning than a simple corporate building.
But how long since the collapse of the former project do they need to get on with the next one?

Just to be clear, this is a completely different building with a completely different program. The Lightner Center had practically nothing in common with this one other than being on the same site.
Thank you. So, the article mentions sites like 301 Hillsborough, Charter Square, and the Residence Inn sites. Those are already sold. I wonder what else of significance can be sold.
Maybe those two parking lots in front of the Duke Energy Center for Performing Arts? That would be the biggest thing out there I think.
I hear that the city is holding onto those for a game changing project. I would guess that these parcels were part of our Amazon pitch, but have absolutely no information to back up that presumption.
I think that both of those parcels are zoned for 40 floors as well. If sold, I’d expect nothing less than full realization of its zoning. The city could command more $ if there was a demand for taller towers and they could up the price of the property accordingly.

Yes, I understand fully that the Lightner Center was a different project than the new one.
But the goal of a moving to a better host for the City of Raleigh is not new.
It’s just staggering they need 7+ years from when the Lightner project died to kicking off the new project.

Leo broke down the land disposition strategy that was put out in Fall '17. I’m assuming all of these properties would be on the block still, if not some others.

Nice - It will be fantastic to get rid of that parking structure on the north end of this block. I know this civic campus will require parking pedestal, but here’s hoping it will be wrapped with retail and screening. The current deck there is a massive crater in DTR experience between Warehouse and Fayetteville.
