City of Raleigh Municipal Campus

Wonder if they’ll consider rezoning this lot to 40 stories to increase value and thus interest from said third party developers.

But then it would cast shadows on the municipal complex. Oh wait, the municipal complex would face the sun as it is south of phase 3. Never mind.

That’s confusing bc the article also says the City “plans to sell The Dillon Building at 310 W. Martin St. and One Exchange Plaza at 222 W. Hargett St.”

I’d hope so, but I doubt it honestly.

Huh. They really took out a lot of the visual interest. The prior images had different sized and placed windows/columns. Now it looks very uniform.

It isn’t bad, but IMO way less interesting.

At&T building with glass.

My thoughts exactly. From exciting to meh, ok.

Yeah the focus is really on the first 2 floors but the rest of the tower is calling it in. It would have been nice if it was tapered or some asymmetrical elements or crown/ none-boxy parapet. Or maybe some unique feature like the rooftop could have been an urban park for example but this looks like the rooftop is reserved for utilities.

Ok, so I don’t see any of the “vernacular architecture, landscape, and history of Raleigh” here. I guess the “porch” sort of serves that . . . I’d hate to think they are taking inspiration from the AT&T building.
The picture of the council chamber is completely uninspiring. I guess those uncomfortable looking will serve their purpose - limiting how long people want to stay and easy to clean.

Yeah that’s the problem with going 100% Nordic Design–it’s sterile and clean.

But the original renders weren’t sterile. They were really cool looking, I thought. Now most of the personality is gone.

I wonder if it was budgetary, or if the original ideas were just too “out of the box” for the city.

I still think this could turn out to be a great building. IMO it still doesn’t look like a lot of buildings here. Some have mentioned the AT&T building, but I don’t see it. This does look like a lot of stuff in Berlin, which, if high quality, could be great for the city. Is the lobby a little boring? Sure, but I do think it exhibits a change in the style of public architecture out there.

The renderings actually show two different facades.

Here, the glazing all aligns.

In the close up view, some of the panels are further subdivided. I wonder if they’re still deciding on the specific pattern for the panels.

I do think the overall view makes the façade look deceivingly simple. If you zoom in, there’s some pretty subtle sculpting that could make this quite beautiful, especially as it catches the light. I’m not blown away, but I think this could be a sophisticated and elegant building. All depends on the detailing.

Also: I’m really missing the warmth of the original renderings. That bronzy base next to Nash Square would’ve been lovely.

Yeah I agree. I think this sort of thing never looks impressive in renderings but can be stunning when you actually see the crispness and quality in person. Don’t underestimate that!

It’s a civic building, so while I do wish they’d pushed a little further, and I definitely am underwhelmed, I never expected anything groundbreakingly edgy. It should look stately, have weight, and appear both contemporary and classic. In that spirit, I actually think simplifying the business of the previous façade was a good move. It’ll still be the nicest high rise in the city imo.

Couldn’t find a higher resolution for the old rendering, but here’s side-by-side for those who, like me, were wanting to compare the two.

Sub concrete for the glass and they would be twins. except for first 2 floors and roof treatment look the same to me. Being hey are just across the street from each other, maybe that’s what meant by took inspiration from Raleigh history.

I’m not mad at the design at all.
I like that it’s not just a flat skin of glass, and I like the timeless quality of a simple tower. Also, some of those details are quite elegant.

What’s the white box in rendering 1 behind the building? It’s then missing in the most updated rendering.
