Exactly. There is plenty of land out there. Just like Dix, it doesn’t have to be all one way or the other. I get so tired of this OR city. I want to be an AND city.
Gregory Poole passed away in December. BTW he was one of Raleigh’s finest individuals. Maybe you are referring to his company.

If you combine this with @OberlinSouth’s explanations and @Nickster’s experience, it sounds to me like the wholesale market property is on the chopping block because the value of it’s not immediately clear to the Conservancy or the state. …so they rely on land value, and it sounds like it justifies getting rid of this mysterious space that’s only active on odd hours of the day.
I wonder if the wholesale area could be better integrated into the rest of the market, though? That way, local restaurants have a way to directly buy from farmers without having to go through a middleman AND local farms can be a tourist draw.
Think something like Seattle’s Pike Place market or Tokyo’s legendary Tsukiji fish market (now Toyosu): it’s mainly for professionals, but it has a noticeable consumer side that integrates with the rest of the community.
If you look at @mike’s screenshot, you can see the existing wholesale market (14) being “converted to retail”. Why not just have both? Having both in the same space through a ground-floor/underground loading docks plus an upstairs retail area seems like an obvious and simple compromise to me.
I’m more referring to his legacy and influence. The people on the conservancy know real estate and have resources all over the area. I think that if the wholesale area is an obstacle then a new spot could be found. If there was a vacant spot that was a good fit, then maybe the conservancy could buy it and land swap it and the cost of a warehouse facility for the wholesale area.
There were 2 locations along I-40 I thought would be good areas for relocation and there happens to be a Gregory Poole facility at each one of them.
If they really want that area I think it should be paid for. I know the City really wants to do something on the SE corner along Lake Wheeler and the FM is a barrier to that.
Very nice to see that the plans call for realigning the Centennial and Lake Wheeler intersection to make Lake Wheeler more of a local street. Maybe some quality bike and pedestrian infrastructure could be added?
Hear, hear. The greenway tunnel/culvert under Lake Wheeler is almost constantly muddy, slippery, and unsafe. Maybe they could fix that too.

I saw a schematic that basically has lake wheeler turning into centennial, with 2 lane “lake wheeler” branching off that 4 lane into DTR. Maybe they can revert it back to Ramkat rd

With full credit to @Francisco for posting this link in another thread I’m reposting this link here to the City Council’s 9/11 work session that includes presentations on both the “Phase Now” projects proposed for Dix Park and funded by the Dix Conservancy (39’ mark) and the Dix Edge Study (53’ mark).
Heard yesterday Dreamville will be back April 2020.
Any word on the future of the DHHS campus within Dix Park?
Dix Park Phase 1 Implementation Plan has been released in draft form.
Phase 1 projects include:
- Create the Gateway Plaza and Play
- Enhance the Rocky Branch Creek and landfill area
- Create a Land Bridge over Western Boulevard
- Create a Multi-Use Path along Lake Wheeler
- Restore the Historic Entry and Buildings
- Restore and Enhance the Historic Cemetery
- Plan to improve utility infrastructure to build a sustainable foundation for the future
There are also many supporting plans and studies described in the implementation plan that will contribute to the future of the park and surrounding areas.
So this is different from the Phase Zero plan that already had its own funding source and timeline, right?
I think there’s a Phase Now and then a Phase 1 but Phase Now included all these plans.
